I spent a night at a hotel inside Singapore's most exclusive gated community. The $200 stay wasn't luxurious, but it offered a glimpse at how the 1% live.

  • The hotel looked dated, but the view of the marina was a great escape from Singapore's busy streets.

Singapore is home to more than 5 million people, and some 80% of its residents live in high-rise public apartments.

Like many locals in the city-state, I grew up in an apartment built by the government. These residential estates are typically made up of clusters of tall, uniform buildings. It's where hallways are filled with neighbors hanging laundry, elderly residents can be spotted chatting on the ground level, and a hawker center — or open-air food court — is always in walking distance. 

Needless to say, I've had the typical Singaporean upbringing. Constructed by the country's Housing Development Board, these apartments are referred to as HDB flats and they're home to about 80% of the country's resident population. The average unit is 1,022 square feet and despite the modest size, they can be expensive. In 2023, the median price of a four-room HDB flat costs between 470,000 to 864,000 Singapore dollars, or around $348,500 to $640,700.

But a select few — the wealthiest of Singapore's 1% — live in Sentosa Cove, a gated community located on a resort island.

Sentosa is an offshore island in southern Singapore, where many tourist beaches and resorts are located. Sentosa Cove is a 290-acre estate within Sentosa, and was built on reclaimed land.It's been described as Singapore's Monte Carlo for its abundance of yachts. 

There are two parts to Sentosa Cove — one that's accessible to the public, and includes a stretch of eateries that make up Quayside Isle. The other part, a gated community with private bungalows and condominiums, is only accessible to residents. Sentosa Cove's marina – which has a yacht club and hotel — is somewhere in between, and is only accessible to members and hotel guests.

While most residents live in public housing, Singapore is the second-richest country in the world. The city-state has a per capita gross domestic product of $116,486 . There are 298,650 millionaires and billionaires living in Singapore — some of whom call Sentosa Cove their home. 

The waterfront enclave is the most exclusive gated community in Singapore. There are only 2,100 homes in the estate , a mix of landed properties and condominiums. On average, bungalows in Sentosa Cove are listed for at least $13.5 million. 

Sentosa Cove is especially known for its marina, where dozens of million-dollar yachts are docked. Last year I had the chance to charter Singapore's cheapest yacht . At the time and because of the pandemic, the price was only $220 for a two-hour sail. Today, it costs $1,260 to charter the yacht for a four-hour sail on a weekday.

This time around, I wanted to have a taste of what it would be like to live in Sentosa Cove, so I returned to the estate on a recent weekend to spend the night.

I booked a night at One°15 Marina's hotel, Sentosa Cove's yacht club. It's one of only two hotels in the estate.

On average, hotels in Sentosa can be expensive — luxury hotel chains Sofitel and Shangri-La often cost between SG$450 and SG$500, or $334 to $674 for a night's stay in their entry-level rooms.

The only other hotel in Sentosa Cove — W Hotel — has similar rates, as its entry-level room costs around SG$500 a night too. As I was on a budget, I decided to book a room at ONE°15 Marina's hotel instead, as it's one of the cheapest hotels in Sentosa. 

My first impression was that the yacht club looked run down. The exterior was far from glamorous and almost didn't seem to fit the gorgeous backdrop of the marina.

The walls looked like they needed a refresh, with rust building on the outside. And unlike the berth where the yachts were docked, the dry dock — where the boats for charter were kept — wasn't anything special, designed with a simple wire fence and metal storage racks.

Despite the club's lackluster facade, membership at the club is said to be pricey. While official rates aren't listed on its website, several members online claim that the entrance fee alone costs SG$60,888 , or $45,140. Apart from being allowed to use One 15 Marina Sentosa Cove's facilities, member privileges include affiliate rates at dozens of golf clubs around the world and access to partner yacht clubs in countries like the US, UK, and Australia.

One°15 Marina Sentosa Cove did not immediately respond to Insider's request for comment.

One°15 Marina is exclusive to hotel guests and members only, so it was near-empty.

Inside, the yacht club had a modern design, with glass and wooden furnishings. I'd only bumped into around a dozen people during my stay, so the club felt incredibly private.

One°15 Marina is replete with amenities including two restaurants, a spa, gym, and pool — all of which can be used by both members and hotel guests. The club also owns 42 yachts that are available for charter. According to a 2019 post by One°15 Marina, chartering a 68-feet luxury catamaran starts from SG$3,400, or $2,250 , for a four-hour trip.

There are 26 guest rooms at ONE°15 Marina's hotel. I booked the second-cheapest room for SG$292, or $217.

The room measures only 34 square meters , or around 366 square feet, but felt spacious. Amenities-wise, it was basic — it came with a large bed, TV, and a small minibar. The room felt reminiscent of a business hotel, with cheesy ambient lighting. 

But the room was spotless and was even cleaner than some five-star hotels I've tried in the past.

The bathroom was simple but impressive — it was replete with a deep soaking tub and a TV to match.

The hotel provided standard soap and dental kits, and everything functioned well. There wasn't really anything to complain about — like the bedroom, the bathroom was immaculate.

At night, I took a stroll down the marina. Access to the berths are exclusive to ONE°15 Marina members, but I could spot gorgeous luxury yachts from right outside.

Yachts are expensive to own in Singapore. One estimate lists the average cost of a yacht in the city-state at around S$1,219,884, or $905,000.

Most of the yachts weren't occupied, but there were a few with staff working on maintaining them.

The next morning, I was greeted with a gorgeous view of the marina, complete with million-dollar yachts and the bright, blue sea.

The view was my favorite part of the hotel — it felt a world away from where I live in the east of Singapore, and reminded me more of yachting cities like Monte Carlo or Miami — clips of which fill up my TikTok feed . I could even see several of Sentosa Cove's luxury properties from afar, including blocks of duplexes and towering metallic buildings. 

While having breakfast at Latitude Bistro , one of the restaurants at the club, I had a glimpse of the club's clientele. Many of them were yachting with their families — baby strollers, fishing gear, and coolers in hand. A handful of women were lounging about dressed in luxury labels, carrying Chanel bags, and wearing expensive watches, fitting of the Sentosa Cove's glitzy reputation. 

The ritziest feature of the club was the massive swimming pool that overlooked the marina.

Lounging by the pool was the next-most popular activity at the club, after boating out at sea. It was the perfect place to beat the heat, which hovered at over 90 degrees Fahrenheit that weekend. 

While swimming isn't an activity limited to Sentosa Cove, it had an entirely different vibe from the rest of Singapore, with a close-up view of the yachts. It felt tranquil, far away from the drilling of construction sites, the whirring of vehicles on the roads, and the busyness of the dense streets.

Overall, ONE°15 Marina's hotel wasn't as luxurious as I expected.

The hotel itself was slightly dated, but the view of the marina was unbeatable. It felt like a world away from where I lived — although, in reality, it's just a 30-minute drive away. 

Ultimately, the experience was worth the money — after all, traveling across Singapore is still much easier than flying to Monte Carlo or Miami for a taste of seaside living.

A Classic Singapore Hotel Gets a Thoughtful Update — but You Won't Want to Miss the Elevators

Rarely at a hotel have I thought so much about the elevators. The Conrad Orchard Singapore has four of them, traveling up, down, and perhaps back in time.

Architect John Portman designed this iconic 12-story tower around a dramatic open atrium in 1982, when it debuted as an InterContinental, before becoming a Regent, then most recently landing under Hilton’s Conrad flag in 2023. Portman, whose other iconic hotels include the similarly modernist Hyatt Regency Atlanta and Marriott Renaissance Center Detroit, stacked the floors of rooms and restaurants like the ribcage of a giant, graphically rendered bird and linked them with a central spine upon which ascend and descend the whispering capsules of metal and glass. Skirting an outlandish arrangement of orchids, I stepped into the dome and called one.

Ninety-nine out of 100 elevators are boring at best and uncomfortable at worst. We stare at the numbers, never each other, counting up or down, waiting for a ding and the doors to slide open to release us from the dreadful steel embrace of modern convenience. Ninety-nine out of 100 elevators are utilitarian things entombed inside walls so no one has to see their ugly guts. Glass elevators, from Willy Wonka to the mall of your suburban childhood, are aesthetic candy, placed on the outside, frosted and iced for all to admire. Portman understood this.

I entered my lift when one appeared, facing outward to watch the ground floor shrink below. The checked marble floors, the glowing river-rock pond, the houseplants, and flotillas of club chairs disintegrated into pixels of rose and gray, aqua and green. My transparent chariot whooshed past grand spiral staircases joining the lobby with the second and third mezzanines, where I would feast on violet-skinned mangosteens and made-to-order sourdough dosas at Basilico, Conrad’s breakfast buffet by day and ristorante by night, and sample Negronis and Bamboo cocktails straight from the barrel at gloriously moody Manhattan’s dedicated rickhouse. The elevators soared upward too smoothly, like the gears were greased with ghee. A pause to pick up more travelers put me at eye-level with “Singapore Shower,” a kinetic mobile by Michio Ihara, shimmering like nine stories of sequins.

It feels like anything can happen in a glass elevator. A braces-locking first kiss. A spy chase on horseback à la " True Lies " — filmed at the Westin Bonaventure in L.A., another Portman atrium hotel. A journey back in time. When I disembarked at one of the upper floors and crossed the catwalk-like hall to my suite, it did not feel like 2024.

Vines cascaded down from the atrium railings, an inverted Hanging Gardens of Babylon, while the neo-futurist elevators returned to the earth. Peering down gave me the disorienting sensation of being at the apex of some hollowed ziggurat — part 800 B.C., part 1989. Conrad Orchard completed a multimillion-dollar renovation less than a year ago, updating all the rooms and innovating in food and beverage. Still, to its credit, they’ve kept Portman’s striking bones perfectly intact.

  • Have we ever met a glass elevator we didn’t like? These clear capsules traveling up and down the lobby's backbone are a rare retro-futuristic treat to both watch and ride. Please and thanks, more glass elevators in 2024.

Conrad’s serene rooms and suites are studies in the grades of beige. The linens, flooring, woodwork, and furniture suggest sandy beaches, animal tusks, and nut milk, with the occasional pop of a clementine pillow or bronze accent.

Singapore is a hectic, thrilling city, and these spacious chambers (all renovated in 2024) help guests reset and recenter; you won’t find a rogue line or askew ottoman interrupting the clean symmetry. Some favorite features: the incredible beds (cool, back-supportive, jet leg-banishing), the Byredo Mojave Ghost bath products (dusky, amber, floral), and the filtered water tap at the minibar, perfect for refilling bottles before heading out into the jungle.

Not that you would, given Singapore’s status as a global food capital, but there are so many high-quality dining outlets housed inside the Conrad — from the meticulous kaiseki at the 13-seat Shoukouwa Shinjidai to photogenic take-away pastries at Dolcetto — you could eat every meal here and not get bored.

There’s high tea in the lobby-level Tea Lounge, influenced by Singapore botanicals, and at Manhattan, world-class cocktails designed by talented head bartender Zana Möhlmann. But the one not to miss is the peaceful, elegant Summer Palace, which serves an exquisite, tableside-carved Peking duck feast I’m still thinking about.

No judgment if the Singaporean heat sends you straight to Conrad’s pool. It’s Neptune-blue, ringed in cushioned loungers, and so perfectly circular it looks like someone took a giant hole-puncher to the hardscaped roof deck and filled it with cool spring water.

The hotel offers free snack-size sessions in the morning with wellness partners Trapeze Rec. Club. There’s also a full gym equipped with Technogym machines and on-call personal trainers.

Most of the concierge-booked experiences center on food from the hotel’s epic culinary line-up (cheese-infusing workshop or barrel tasting from Manhattan’s rickhouse, for instance), but the one not to miss is a picnic and guided foraging walk through the UNESO-designated Singapore Botanical Gardens with resident botanist and farmer Alexius Yeo, author of "101 Edible Plants: A Guide to Designing Foodscapes in Singapore."

There is no spa, but the first-floor Shun Sakurai Hair Salon has a handful of cranium-centric treatments, typically offered in conjunction with cuts and colors.

Conrad Orchard Singapore has big business-hotel energy. Kids will enjoy the pool and the foraging walk, the property’s style and amenities seem better suited to adults in Singapore for work or pleasure.

There are wheelchair-accessible king and twin rooms. Rooftop solar panels, in-house composting, digital and reusable wood key cards, and full-size bath products (contributing to a reduction in single-use plastics), and the aforementioned Give It Forward program are a few of the sustainability initiatives here.

Though its name claims Orchard Road, the Conrad sits just off Singapore’s glossy commercial drag, near its western terminus. The neighborhood doesn’t exactly inspire strolling — to be fair, neither does Singapore’s omnipresent humidity — but anywhere you’d need to be in the metropolis, including the airport, is only 15 to 30 minutes by taxi or Grab, Southeast Asia’s preferred ride-share app. One significant benefit to the Conrad’s location is the proximity to the incredible Singapore Botanical Gardens, less than a 10-minute walk away.

Monaco Yacht Show

The Monaco Yacht Show always promises a stellar lineup— last year had an unusually large number of wild launches—and this time around will be no exception. More than 120 superyachts, including 20-plus that measure 200 feet and above, will be on the docks at Port Hercule, with beautiful Monte Carlo in the hills above.

Among the fleet of anticipated launches is the 400-foot Kismet . Built by Lürssen and launched earlier this year, this stunner will be shown before the winter charter season, at a weekly rate of $3.25 million. The vessel is sure to stand out, thanks to the large silver jaguar sculpture fitted under its bowsprit.

Besides bling, showgoers will notice the concerted push toward sustainability this year. Rossinavi has introduced the Seawolf X , its first hybrid-electric catamaran, and Nautor Swan’s sailing maxi yacht, DreamCatcher , is also its first hybrid. Sanlorenzo is launching Almax , its first 50-meter (165-foot) vessel with hydrogen fuel cells. It was developed with Siemens Energy.

Siemens is also sponsoring the show’s Sustainability Hub, which has become a breeding ground for eco-friendly concepts and new ideas to promote a greener superyacht sector. This year’s conference will cover alternative propulsion, outlining how it will be adopted over the next five years. The show’s Yacht Design & Innovation Hub takes a less technical approach to sustainability. It’s the place where leading designers and mainstream innovators converge, presenting vessels that will shape the future of superyacht design.

Here are 11 must-see boats at this year’s show.

Lürssen ‘Kismet’

The 400-foot Kismet is the most anticipated boat on display at Monaco this year. True to form, Shahid Khan’s third Lürssen, which charters for $3.25 million per week, will be an exceptional landmark in a marina of superyachts. Alongside its Nemo lounge for viewing marine life, a Balinese-inspired spa with the first chromotherapy bathtub on a yacht, and upper-deck dining options for 24 people, the vessel has a duplex owner’s apartment with two separate marbled bathrooms, a fireplace, and gilded wall coverings. When guests have had their fill of the DJ station and Bogányi piano, the ’80s retro matrix dance floor should keep the party going.

Royal Huisman ‘Special One’

Set to make a splash is Royal Huisman’s 171-foot Special One , the largest sportfisherman in the world. Commissioned by an experienced yachtsman and passionate fisherman, the monster sportfish is kitted out with a fighting chair, 22 fishing rods, insulated cooler boxes, and a dedicated bait-and-tackle room. The teak foredeck can transition into a sheltered private lounge area and also converts to an outdoor cinema. Designed by Vripack, the vessel offers up proportions and seakeeping capabilities that are matched by its impressive 30-knot top speed.

Rossinavi ‘Seawolf X’

Looming large above the water, the 140-foot Seawolf X is Rossinavi’s most ambitious build to date. The hybrid-electric catamaran is the Italian shipyard’s first multihull, which can stay in electric mode during transatlantic trips for 80 percent of the time. Even more impressive is the onboard artificial intelligence system—Rossinavi AI—which analyses the operation of the vessel, predicts the needs of guests and optimizes crew service and logistics. The interior is designed by New York-based Meyer Davis, with an exterior penned by Fulvio De Simoni Yacht Design. Its wow features include a cockpit centered around a pool, a second hidden pool on the bow area, and an outdoor cinema.

Bilgin ‘Eternal Spark’

Eternal Spark is the first hull in Bilgin’s 163 series. In addition to six outdoor and three indoor lounge areas, the yacht can host over 100 people while at anchor from its five dedicated bar areas. Hot Lab’s use of wood inlays and embossed natural leather create a refined interior aesthetic, while the combination of a huge beach club, sauna, pool, and two cinemas—outdoor and indoor—should keep guests happy. Built with over 200 different materials, it shows how advanced the Turkish yard has become with its last few launches.  

Sanlorenzo ‘Almax’

Sanlorenzo’s first fuel-cell-powered 50Steel model joins a growing list of yacht launches exploring alternative power sources. The fuel-cell technology converts biomethanol (green methanol) into enough electricity to cover the hotel load so the yacht can anchor all night without generators. Almax also has Sanlorenzo’s newly patented Hidden Engine Room (HER), located on the lower deck. This novel configuration creates enough interior volume to include a 1,615-square-foot beach club with a pool and unfolding sea terraces, while keeping the yacht below 500GT. The shipyard has confirmed the sale of four units to date.

Custom Line50

Making its global debut a Monaco, the four-decked Custom Line50 is the Italian shipyard’s new flagship model. The dedicated owner’s apartment on the upper deck includes full-height windows, a full-beam suite, and a large private terrace. The sun deck’s lounge seating, cocktail bar, uninterrupted views, and glass-edged infinity pool amplify the sense of being on a floating island. It’s an effective design that is replicated on the main aft deck. This area offers stepped access to the sea, a scenario that is reinforced by an aquamarine-and-cream interior color scheme.

Damen ‘Five Oceans’

The newest model from Damen’s Yacht Support 53 range, Five Oceans was built for Tommy Allen, an entrepreneur committed to ocean exploration and marine conservation. The vessel will be easy to spot in Monaco’s Port Hercules, thanks to its powder-blue, orange, and white hull. The custom build is Allen’s second yacht-support vessel from Damen. It has a sprawling aft deck to carry toys and tenders as well as a 15-ton deck crane for the launch and recovery of the electric boats and Triton 3300 Pro submersible. Five Oceans also carries an Icon A5 amphibious aircraft.

Tankoa ‘Diamond Binta’

Conceived as a world explorer, Tankoa’s 190-foot Diamond Binta blends a hybrid propulsion package with high-gloss finishes over a wooden interior. Penned by Francesco Paszkowski, Tankoa’s long-time design collaborator, the full custom build has an owner’s suite with a fold-out balcony, a forward helideck for shore-based excursions, a large beach club with a spa, and massage room as well as a sundeck with a gym and pool. A corridor on the lower deck connects the yacht’s five guest cabins to the beach area, passing through a viewable engine room.

Nautor Swan ‘DreamCatcher’

As Nautor Swan’s first hybrid yacht, the 88-foot DreamCatcher is described by the shipyard as a “no-compromise cruiser with a racer’s soul.” Designed for guest comfort with a maximum heeling angle of 20 degrees, its exterior is penned by veteran Swan designer Germán Frers, while the light-wood interior with gray accents is done by Misa Poggi. The aft cockpit has a new coachroof design with an integrated sprayhood, bimini, and modular benches that can be used for both lounging and dining. The stern area incorporates a large beach club area and tender garage. On the foredeck is the “sunset lounge.”

Oceanco ‘H3’

Built in 2000 as 312-foot Al Mirqab for a member of the Qatari royal family, the renovated H3 emerged from Oceanco’s facilities in 2023 looking brand new, with an extra 476 gross tons of internal volume. The vessel’s 33-foot extension—to accommodate the owner’s request for an infinity pool with a convertible dance floor and waterfall—and a fully replaced superstructure were enough for Lloyd’s Register to classify the yacht as a new build. A spa on the lower deck has a hammam, a sensory shower, a hair salon, and treatment rooms. The beach club with its rippled mirror ceiling offers stepped access to the sea.

Conrad ‘Extra Time’

Extra Time , the second hull in Conrad’s C144 series, has an exterior by Reymond Langton Design and naval architecture by Diana Yacht Design. The interior is by M2 Atelier. Much like its sistership Ace , Extra Time has a beach club, four guest lounge areas, a cinema, two bars and an infinity pool. Standout personal touches include an attention-grabbing King Kong  sculpture in the main salon and the main-deck owner’s suite that’s accessed via a private study with an electric piano.

On a Tuesday morning in September, a six-foot-long plastic model of a boat sat on the second floor of the Explorers Club, looking a little like a beached Orca, sleek and out of place in the tweedy boardroom. The tiny yacht had traveled to East 70th Street from Los Angeles and, before that, made stops in Monaco and Zurich, Cannes, and West Palm Beach — a prop to entice buyers who can spend $10 million on a cabin in the world’s biggest yacht. If it gets made. The boat will be called the Ulyssia and it’s the passion project of Frank Binder, a billionaire from the Merck clan with a thing for boats (he once owned a shipyard in Monaco). Lenny Kravitz, his friend, is onboard to help design interiors. (“He’s a genius.”)

Binder has been doing a world tour to find other buyers — who might be hard to meet. Maintenance hovers around 3 percent a year, or $300,000 for that $10 million one-bedroom. It’s a big ask, especially for a boat that, if he does get recruits, won’t launch until 2028. To help, Binder brought on two former executives from the World , the luxury liner that was the first — and only — to prove rich people want to live … at sea, all year. (It launched in 2002, is still sold out, and has yet to snag on an iceberg or go bankrupt.)

Renato Chizzola , a senior vice-president for the Ulyssia who worked as the general manager of the World for five years, spoke to Curbed about the terrors of elephant seals and why he once hired Israeli snipers to come onboard.

This interview has been condensed and edited for clarity. 

What did your job on the World look like?? 

I was in charge of lifestyle, expedition, everything — even the kitchen. You have a captain who’s the master of the vessel, and he ultimately will have the last word on safety, security, where we go, where we can’t go. But then you also need to have somebody who has grown up in a galley carrying luggage. I’m 60 in October. When I was 27, I said, “Okay, how can I see the world without having money?” So in 1993, I was hired on the Queen Elizabeth II , then went to hotels, cruises, and in 46 years I traveled to 186 countries. I was allowed to live onboard and basically extend any service, any dream that a resident had.

What’s the difference between this superyacht and the World ? 

The World is now 23 years old. She was created in the late ’80s. She looks like a cruise ship. And the  Ulyssia is a yacht — the designer says this is his masterpiece.

We never had many amenities on the World . Here, we have a deli. We have a library with a card and games room. We have a table-tennis room. We have two paddle-tennis courts all inside, a multipurpose sports deck up there where the helicopters are, two hangers, two submarines to go down to the ocean, seven restaurants.

Then, we have this inflatable marina off the back of the boat. Imagine we’re near Bermuda. It’s a beautiful day. The sea is calm. We stop and we inflate this — it takes an hour — and we have tenders. You can go diving right there off the ship. The sea is yours. This marina is something the World could never ever have done, because there’s no space in the boat to keep that. The World was more elderly, a bit elderly retired. This is way younger. Why? Because we have so many amenities and offer adventure. Here, we are offering fewer apartments with more space. The balconies are huge. Luxury, for them, means space, time and getting whatever they wish, whenever, wherever. Freedom.

Freedom , in a contained location — 

Yes, and in a safe environment, completely protected against any danger. If a resident says, “I want to bring my family there, I want to be safe, I want to have no worries,” safety needs to be core to us. They want the freedom to do what they do at home — to run around with suits, jewelry. And if they are smart enough to say, “I want to go and see real scenarios, not luxury hotels,” they can go places where there’s no luxury and see how the world really works. That’s what this community wants.

Sounds like a security nightmare. 

We will hire ex-Mossad physically, to be on the ship. On the World , we partnered with Marine Guard, one of the world’s best safety and security companies . It provides technical and physical support. And whenever we went to critical places — for example, when we went through the Gulf of Aden, I brought in Israeli snipers to come on the boat. Nobody, no pirate on earth can come in past them. Then on shore excursions, we have every form of security that you can imagine. Satellite images. Images underwater, over water. When we went to Antarctica, to the Northwest Passage — meeting with the Inuits, the Aborigines — you need people who know them. You need people who safeguard you. In the Antarctic, you are only allowed to go with Zodiacs to the beaches. You need people who know that, who know the sea lions, the penguins. We bring them onboard — 20 or 25 people who know everything about every area. And when we do expeditions, we bring on EYOS, one of the greatest expedition leaders in the world, which goes to places like the Titanic .

Is this, like the Titanic , experimental in any way?

No, there are similar yachts. But in four years, when she will hopefully leave port, she will be the greenest yacht of this size ever built. And at that time, we may build for whatever is available in terms of fuel, whether it’s methanol or nuclear. There are vessels already going nuclear, military vessels.

But isn’t this all risky? 

It’s the opposite. You will see more and more environments like this at sea. Why? Because you can escape anything! If there’s an outbreak in New York, a big virus, you just won’t go there. If there’s a war there, you just don’t go there. If there’s a storm, you don’t go there.

So this will be a way for the global elite, basically, to pay to avoid any problem.

Is it going to be a one percent community? Yes, obviously, but they need to do good around the world, otherwise they cannot come to the community.

Imagine the following. We will have a medical center onboard. We have MRI machines. We have a dentistry. Our doctors, when we go to the west coast of Africa, to Senegal, we can have our doctors go out and help. And as we go around the world, we will help to map the ocean floor. We’ll have tools available to measure and send these to oceanic institutions that then take this data. So we are helping to make the world a better place. And that’s the legacy.

How are you going to gauge whether the people who want to live here also want to do good? 

There’s a very tough background check before being allowed to buy. So can it be that a Colombian drug lord or a Russian weapons dealer comes and says, “Oh, I’m going to take ten?” No, that can’t happen. We’re not a community for people from mainland China who don’t speak English and want to spit around. Or aggressive Russians. We are not a community for sheikhs from any Arab countries. And I have nothing against the Chinese and Russians. I love everybody. I’ve been everywhere. But they just don’t fit here, and they won’t come. We want like-minded golf players, tennis players, joggers, bikers, F1 drivers.

We will have roughly 30 to 35 percent Europeans, 30 to 35 percent North Americans, including from Canada, possibly a few from Mexico City, a few from São Paulo. Then we have about 20 percent from Australia, South Africa, Singapore, Hong Kong, Japan. Then we expect to have about 10 percent of people from all over, we don’t know where. It could be anywhere.

They’ll need a certain amount of money to get into this boat and I assume, therefore, that you can’t be that picky. 

No, we can’t. But we try to be. It’s a balance. We meet them three, four, five, six times. We invite them, show them something, then they say, “Oh, I trust these people. I believe in them.” It’s a slow process.

Can a buyer get kicked off?

Oh, absolutely.

What’s the justice system?

There’s a board that’s voted in and we have our chairman on the board. Almost all of the members are people who have either been on yachts, have their own yacht, or have led organizations.

If people have their own yachts, why would they sign up for this? 

They might have a beautiful yacht of a hundred meters, but they can’t hire all these education guides, explorers all the time. We have 22 guest suites. Imagine we’re coming to Japan. Blossom season. We bring an ex Japanese prime minister onboard, maybe a three-star Michelin chef. We bring them on, let’s say, three weeks before. And they lecture. We can have experts speak about anything. Volcanoes, health and wellness, food and beverage, politics, archeology.

And they have you, who’s been to 186 countries. 

Exactly. So when I do speak to people who want to buy and invite them for lunch or a coffee, they listen because they know, Oh, this guy has been there. You don’t need to tell them something that you think can happen. You can actually tell them a story. When I went to Antarctica the last time, in 2009, on the way back to the Zodiac, I am walking and these big elephant seals — those are the big guys, like three tons and ten feet long — and all of a sudden, out of nowhere, there’s a big sound like MWUGHOWUGH and a big one came up, out of the sand. I stood there frozen. These are moments when you think, Is this really happening to me? How fortunate, how lucky am I to be able to experience moments like this? And all the wealthy people say the same.
