An Introductory membership designed for those new to racing who undertake to become a regular crew. Sail Pass Temporary Membership.

A SailPass gives you membership for the day and your own Australian Sailing number. You can access the clubhouse facilities and participate in racing with personal accident insurance provided by Australian Sailing. You can purchase a Sail Pass up to 12 times, after which we hope that you join our club and continue to race. We’ll deduct the cost of your Sail Pass from your membership fees if you then go on to join.

Social Membership (non sailing).

Social members are able to make use of all the member clubhouse facilities including our dining, bar, bbqs and change rooms and participate in our active social program. Social members can race up to 4 times each season, can sign in guests each visit, and have access to discounts and a range of additional benefits.

Social Memberships are individual memberships. 

We are currently not taking any applications or expressions of interest for this category as we have a lengthy waiting list and wait time.  Please speak with our Membership Officer for more information.

How do I apply to become a member of BYS?

That’s easy – we can guide you to work out what’s the right membership category for you through completing the Expression of Interest Form, or call our Member Services and Engagement Officer, Kate Poole, who can assist you with your questions.  We would love to hear from you, just call on 5925 9600 or click here to email.

The membership process follows the pathway as set out below:

  • Complete and return your membership application in full, including completed sections from both your proposer and seconder.  Incomplete applications forms can not be accepted. 
  • Applicants are invited to meet with the representatives of the Membership Committee. At this meeting applicants will learn about the Clubs programs, facilities and the benefits and expectations of being a member.    
  • Applicants are advised to the members for a period of 14 days. 
  • Applications are presented to the Executive Committee for approval. 
  • An offer of membership will be made to the applicant. 
  • Applicants are then to attend a new member welcome and induction.

I don’t have a Proposer or Seconder for my application?

While many people join the Club after being recommended by a current full member of one or more years, we understand that not everyone will know someone at the Club.   If this is the case, we ask that you contact our membership team prior to completing your application form. 

How much does it cost to become a member?

The cost varies depending on the category of membership you apply for.  Note there is a one off Entrance Fee payable for all new members, together with an ongoing annual fee. All fees are only provided with an application form. 

When does the membership year run from/to?

The membership year commences on 1 May each year and goes through to 30 April.  Note that yearly subscription renewal invoices are sent out on, 1 May each year.  You can join BYS as a new member at any stage of the year, however, the annual fees will still be billed for the full yearly period if you join between May – January, if joining after 1 February – 30 April annual fees will be pro-rated.

Member Leave of Absence: any Member wishing to apply for Leave of Absense should make an application to the Membership Committee in the first instance, setting out the grounds for the application. If the application is considered an appropriate one for approval, it can be submitted to the EC for approval. Please contact our Member Services who can assist.

If you’re anything like me and you have a habit of hitting Control/Command + S whenever working on any project, you will want to know how to save in Canva. Luckily, Canva saves files automatically, but you can also do it manually or export the design as a backup.

So, let’s take a look at the different ways to save your designs, along with exporting them once they’re complete. Plus, I’ll explain all of the different file types you can save your designs as later in this tutorial.

Let’s get started!

How To Save In Canva (Automatic & Manual Saving)

Step 1: allow canva to save automatically .

As you work on your design in Canva, every time you add an element, text block, or image to your project, Canva will automatically save your changes as long as you have a stable internet connection. 

You will know if your project was successfully saved if you see a cloud icon with a check mark inside of it.

You may also briefly see “ All Changes Saved ” flash next to this icon. You will also see “ Saving Changes ” if the saving process takes longer than expected. 

Step 2: Go To File > Save To Save A Project Manually 

If you need to ensure that your project has been saved, you can always save your project manually.

You will find the File menu in the top left corner of the taskbar above your work area. Click File , and in the drop-down menu, choose Save . You should then see All Changes Saved right next to Save .

You can return to the Home page and click on your project to ensure that your design is properly saved. There’s also a second way you can save your design. 

Step 3: Go To File > Save To Folder (Optional)

Click on File , then choose Save To Folder . This will prompt you to choose a folder from your Canva account to store your project. You can also add a new folder by clicking the Create New button.

How To Export In Canva To Your Device

Step 1: click the share button.

To access the Share Menu, click Share in the top right corner of the screen.

Step 2: Click Download 

Downloading your design to your computer takes one extra step, and that’s clicking the Download button.

Step 3: Set Your File Type And Click Download

I will explain all the different file types later on. For now, choose JPG or leave the File Type as PNG . These are the most common file types to choose from for your design. Once you’re ready, click on Download .

Step 4: Choose Your Save Destination 

One last thing you need to do before you download your design is to pick where you want your design to be saved. The box that pops up will allow you to name your file and pick the folder on your hard drive as your destination. 

Click on Save to finalize your choices. This will save your design to your computer.

Once your design is saved to your computer, navigate to the folder where you saved your design.

How To Save A Design To Your Camera Roll In Canva Mobile

Step 1: click the share & download buttons.

You can find the Share button in the top right corner of your screen. Tap the Share button, then tap the Download button.

Step 2: Select Your File Type & Tap Download

Much like the Canva Desktop, you will be presented with choosing your File Type and a few more options. For File Type, choose either JPG or PNG , as these are the most well-rounded options for static images. Leave the rest of the options blank. 

When you’re finished, tap Download .

Step 3: Wait For Confirmation 

The second you tap Download , you will see an animation of your design being downloaded onto your camera roll. 

You will be informed that your design is being prepared at the bottom of the screen. You will also have the opportunity to stop downloading by tapping on Cancel . When your design is finished downloading, an alert will pop up, letting you know.

To ensure that your design has been downloaded to your device, open your camera roll to double-check. Your design should be the most recent design that is showcased.  

Step 4: Share Your Project Directly To Social Media (Optional)

First, tap on the Share button. Then, above the Download button, you will find a scrollable bar with various icons on it. You can swipe from the right of your screen to find pretty much every social media site there is. 

Tap on your chosen site and set up your account so that you can quickly and easily send your designs from Canva straight to your social media site of choice.

Types Of Export File Types Explained

There is a wide variety of file types available to export to with Canva. You can find these file types in the drop-down menu right before exporting your design.

Here are all the different file types you can export to in Canva and a little bit about how they work. 

  • JPEG : is compressed, so some non-essential data is lost, resulting in a smaller file size. JPEGs are commonly used on the internet because of their speed and size.
  • PNG: is a type of image file that is used on the internet and is often used for images that have transparency, such as those you have removed the background from.
  • PDF Standard: is perfect for anyone looking to save space on their hard drive as it has a comparatively lower resolution of 96 dpi than PDF Print.
  • PDF Print: offers a 300 dpi resolution that is three times higher than most resolutions, which makes for a big difference in detail and clarity for printed material.
  • SVG: is a type of image that can be scaled to any size without losing quality. SVG can be used to create interactive, data-driven visualizations for the web.
  • MP4: is a type of video that can be watched on many devices, like phones and computers. The format is also popular for its versatility, as it can contain both video and audio in one package.
  • GIFs: are stored in a compressed format and can contain up to 256 colors. They are commonly used on websites, social media, and messaging apps.

So now, with all these file types in mind and the easy exporting options you learned above, you’ll be able to save any project from Canva like a pro!

There’s a common misconception that designing for digital media is no different from designing for print media, and that knowing how to design graphics for a website is basically the same as creating a presentation folder. While it’s true that the basic tenets of design are universal no matter the medium, there are still special considerations you need to take into account when designing for print – mainly due to the fact that you are creating a physical object.

That means not only do your presentation folder designs have to look good, they have to create a sensory experience when they’re physically touched. Folder designs also need to be functional so that people can properly interact with it. Since there are many things you can accomplish with print that you can’t accomplish on a computer screen, there are more possibilities available to you when customizing a presentation folder.

1. Custom die-cut pockets and panels

Custom die-cuts let you alter the entire shape of the folder, essentially changing the canvas to your liking, so to speak. Not only are unique die-cut designs fun to look at and interact with, they let you fully customize the folder design to match the contents inside or establish a brand identity.

The texture of printed materials is very important and custom die cutting gives you the tools to manipulate the way your folder feels. In a pile of papers and other printed materials, you can always find the one that has a custom die-cut design using touch alone.

There are a variety of interesting design ideas to apply to your custom die cuts. For example, the folder panels and pockets can be shaped to highlight a strong design element, such as a logo. 2. Media slits

Since folders open like a book, we naturally think of the front panel as the “cover” while the inside panels are the “content.” A die-cut window can allow you to display this content directly from the cover by offering a sneak peek of what’s inside. Stocks come in a variety of texture – even some that mimic other materials, such as vellum and linen. These textures make your folder have a unique feel, but they can alter the look of your printed designs, so using them can limit your options.

On the other hand, uniquely textured stock leaves a lasting impression on your audience because it feels new and unfamiliar, which creates a stronger sense memory. Textured stock is also a good option for embossing, which adds even more touch sensation to your design. Embossed elements are as irresistible as bubble wrap – they practically beg to be touched. Think of embossing as bait you can use to ensure that the audience makes a tactile connection to your design.

Embossing is the most compatible design option because it can be combined with nearly any other imprint method to create distinctive raised design elements. You can make printed pictures pop off the page or create the illusion of real metal by combining it with foil stamping. Blind embossing is when you use embossing alone to create your design, which gives your folder an elegant, sophisticated look.

8. Debossing

Debossing is like the identical twin cousin of embossing – it’s the same process, but in reverse. Instead of the imprint popping out at you, it’s depressed directly into the page. This creates a similar effect to embossing, but debossing has a unique quality that sort of pulls the audience into the design itself. For maximum variety in texture, use a combination of both techniques.

9. Metallic foil stamping

Metallic foil is a reflective material that mimics the appearance of metal. Metallic foil stamping is often paired with dark stock or colored stock to make the foil really stand out. This technique used by itself can be subtle and elegent, or you can go for big bold designs by pairing it with other imprint methods.

Since the foil is a different material than the stock, it adds a smooth texture to your folder. When combined with embossing, the two effects create a realistic metallic look that also feels somewhat like metal that’s been affixed to the page.

10. Non-metallic foil stamping

Non-metallic foil stamping uses the same process and provides a lot of the same benefits as metallic foil, such as a compatibility with colored stocks and embossed designs. There are several different types of non-metallic foils, such as colored foils that resemble vinyl or special effect foils that have holographic or three-dimensional properties.

11. Metallic ink

Metallic ink represents the middle ground between printing in ink and using metallic foil. The shiny effect comes from actual metal shavings mixed into the ink. This creates a subtle effect that is less flashy and a bit more diverse than metallic foil.

Metallic ink still acts primarily like normal ink, so you’re able to create more detailed imagery than what’s available to you with foil stamping. It’s also better for small details, since it doesn’t require adhesion like foil. This technique is capable of producing a greater variety of tones since it can be applied in multiple layers.

12. Textured coatings

Coating not only adds protection to your folder, it can add texture to your design. Aqueous coating comes in a wide variety of styles and will protect against weathering, bleaching and general wear and tear.

Laminate and matte coatings are both smooth, but laminate also has a shiny effect while matte is static. Soft-touch coating creates a feeling that is reminiscent of velvet, which guarantees a tactile connection with your media. Vinyl coating has a texture like satin, which is silky and pleasing to the touch.

13. UV coatings

UV coating helps make your colored print designs look brighter and pop off the page, especially designs that use color photography. In fact, it’s best to think of UV coating like the coating of a glossy photograph – it offers some minimal protection for the folder, but is only available in a smooth texture. Therefore, UV coating is more about making your design look its best instead of getting the audience to interact with the folder.

14. Spot coating

Different coatings can be applied to the same design, allowing you to create textural variety in your folder. You could choose to make your logo or other important design element in a highly-textural coating while making the rest of your folder smooth. The audience’s fingers will gravitate towards the different texture, creating a stronger connection to that element.

15. Spot printing

There are two standard ink printing options for folders, 4-color process and PMS ink. 4-color process is similar to what your computer printer uses – it creates colors from cyan, magenta, yellow and black (CMYK) tones. Meanwhile, PMS inks are pre-mixed, which ensures that the colors are always accurate.

4-color process is usually the standard for designs that use more than two or three colors. However, much like spot coating, you can also spot print with PMS ink, letting you have a larger variety of colors to work with than what’s normally available with just 4-color process. 16. Spine attachments

Custom spine attachments let you utilize your folder like the cover to a book. These can be used to bind your materials into the folder itself instead of using pockets. You can also opt to use the spine to attach additional materials such as a stitched brochure. Attachments not only make your information more easily accessible, they put it front and center and make it the star of the folder’s interior.

One Canva feature that people often forget is its ability to make beautiful presentations. With tons of pre-made templates, Canva makes it easy to spice up even the most boring of topics. But, what do you do if you want to use Canva within Google Slides? How do you import them?

To import Canva presentations into Google Slides, design your slides in Canva. Then, either connect your Canva account to Google Drive, or download your presentation as a PowerPoint file. Import it into Google Slides. You can also download your Canva presentation as images to import into your Google Slides presentation.

There are a number of ways to import your Canva presentations into Google Slides. The method you choose will depend on your preferences and what you need to do.

Let’s dive in.

Option 1: Connect Your Google Drive Account to Canva

Canva can connect to Google Drive. This makes it quick and easy to share your presentation with your Google Drive account, which will then open it in Google Slides. There you go!

That said, you may not be comfortable connecting your Canva account to your Google Drive account. If that’s the case, skip to option 2.

If you are comfortable connecting your Canva and Google Drive accounts, here’s what you need to do.

1. Create your presentation in Canva.

Even though your slides will be editable once they’re imported into Google Slides, I still suggest designing them fully in Canva. Especially if you have Canva Pro, this will give you access to all of Canva’s amazing templates, images, design elements to make your presentation awesome.

2. Once you’re done, click the “Share” button and the “More” button

After you’ve finished designing your presentation in Canva, click on the “Share” button in the top right corner. Scroll down until you see the “More” button. Click on it.

3. Choose the Google Drive option

There are a LOT of options to share, save, and download your presentation. Find the Google Drive option within the Save section.

4. Connect your Canva and Google Drive accounts

If your Canva and Google Drive accounts aren’t connected already, you’ll need to go through a series of steps and permissions to connect them. Again, if you’re not comfortable with this, go to option 2.

5. Choose where you want to save your presentation and save it as a PPTX document

Once your Canva and Google Drive accounts are connected, you need to choose where in your Google Drive you want to save your presentation. Choose the folder that works for you.

Next, choose your file type. In order for the conversion to Google Slides to work properly, you’ll want to save your presentation as a Microsoft PowerPoint document (PPTX).

6. Use your Canva presentation in Google Slides!

When you share your PPTX file to your Google Drive account, it should open in Google Slides.

The great thing about this option is that you can still edit your presentation! You can edit the text, move things around, and make the changes you need.

But, if you don’t want to connect your Canva and Google Drive accounts, the good news is that option 2 lets you edit your presentations as well. And, it’s only a few more steps than option 1.

Option 2: Import a PowerPoint Presentation into Google Slides

With this method, we’ll be downloading your Canva presentation as a PowerPoint presentation and then importing it into a Google Slides presentation. Let’s walk through it step-by-step.

3. Download your presentation as a Microsoft PowerPoint presentation file

There are a LOT of options to share, save, and download your presentation. Scroll down to the “Save” section and click on “Microsoft PowerPoint” and then click on the “Download” button.

4. Open a new Google Slides presentation

Navigate to Google Slides and open a brand new presentation.

5. Choose the “Import Slides” option in Google Slides

Within Google Slides, click on “File” and then choose “Import Slides.”

6. Drag and drop your Canva presentation into Google Slides

A box will appear that will allow you to either drag and drop your files into Google Slides, or find the file on your computer. Find your Canva presentation your just downloaded as a Microsoft PowerPoint file and drag and drop it into this box in Google Slides.

7. Choose the slides you want to import

Google Slides will ask you to choose the slides you want to import. Click on the “All” button, or individually click on all of your slides to import all of them into Google Slides.

8. Enjoy your presentation!

Google will import your slides after your first blank slide, so simply delete that first blank slide. Then, you’re done! You can edit, rearrange, and use your slides seamlessly within Google Slides!

Yay! Like option 1, you can edit your presentation in Google Slides. Edit the text, move things around, adjust your presentation as needed.

The first two options we’ve talked about are the quickest ways to import Canva presentations into Google Slides while maintaining your ability to edit them. That said, there are other options you may be interested in, depending on your needs. Let’s quickly review them.

Option 3: import fully designed canva images into google slides.

With this method, you’re going to design your slides in Canva and then move them over to Google Slides in their fully finished forms. These will be static images, so you WON’T be able to edit them down the road.

  • Open a Canva Presentation document. You want it to be “presentation” because the sizing will be similar to what you’ll need for Google Slides, which means you won’t have to mess with it too much when you’re done.
  • Design everything as you need it to be when it’s fully finished. All photos, texts, backgrounds; make sure all of it is there and finalized.
  • Download your Canva slides as png images. 
  • Set up your Google Slides presentation with the number of blank slides that you need. 
  • Drag and drop each png image onto a blank slide and position it so that it covers the entire slide. 
  • Make sure your slides are in the right order and then you’re done!

If you have zero need to edit your presentation in the future, this could be an appealing option for you. Our final options involves static images as well.

Option 4: Import Partially Designed Canva Images into Google Slides

If you don’t want to design your presentation fully in Canva, this could be a good option for you. Maybe you just want to create a unique background image, or import a few unique design elements. You aren’t worried about needing to edit them down the road and want to work on the majority of your presentation in Google Slides.

Here’s what you can do. Again, these will be static images that will NOT be editable in Google Slides.

  • Open a Canva Presentation document.
  • Design any static images and elements that you’re ok with finalizing and not being able to change later.
  • Download your Canva slides as png images.
  • Set up your Google Slides presentation with the number of blank slides that you need.
  • Drag and drop each png image onto a blank slide and position it so that it covers the entire slide.
  • Add any text and elements that you still need in Google Slides.

If you have some static backgrounds, images, or elements you want to incorporate into your Google Slides presentation, this can be a great option.

Use Canva to Present Your Slideshow

Alright, so this is not an option for importing your Canva presentation into Google Slides, but it’s worth talking about.

It’s easy to forget that Canva can be a one stop shop for presentations. If you don’t actually need to use Google Slides, Canva’s own presentation mode is pretty good!

You can also share your presentation and collaborate with others within Canva itself.

In the toolbar, click on the share button. From there, you can type in the email addresses of your collaborators and choose whether you want them to simply view, or full on edit the presentation.

Important note: if you use any Pro elements within your presentation, those on your team with a Canva Pro subscription should be the ones to export or download your project if needed.

If you have the Pro version, you can also share the presentation for use as a template for future projects.

These capabilities are only available within Canva. Once you import your Canva presentation into Google Slides, you’re leaving the Canva ecosystem.

The biggest hurdle with this option is getting all of your team members on board with using Canva. As Canva users, we all know that once people start using Canva, they fall in love with it.

It can be hard to adjust to new platforms though. Even though Canva is easy to learn and use, it’s still an adjustment.

If you can woo your team onto the Canva train though, my best suggestion is to simply make your presentations in Canva and keep them there. As a presentation platform, Canva has a lot to offer.

How To Convert Canva To Google Slides

The best way to convert Canva to Google Slides is to download your work in Canva as PowerPoint , or PPTX format.

Then, upload the PPTX file to Google Drive and double-click the PPTX file. It will open up in Google Slides. Next, go to File > Save As Google Slides .

Here are the different ways and steps on how to import Canva to Google Slides:

1. Export Canva As PowerPoint

This method is the most straightforward and commonly used way to convert Canva into Google Slides. Let’s break down each step in detail.

Step 1: Choose PowerPoint Format

First, you’ll want to log into your Canva account and open the design you wish to convert.

Then, click the Share button. You’ll find this at the top right corner of the screen.

Next, choose the Microsoft PowerPoint (PPTX) option under the Save section. Canva supports this format, and it’s compatible with Google Slides.

Use the internet browser or desktop Google Drive or Google Drive app to log in to your Google Drive account.

Next, browse and choose the folder you wish to save your Canva design by selecting the Choose button.

Under File Type , select PPTX (Microsoft PowerPoint Document).

Then, click the Save button.

You will have to wait for a few seconds for Canva to prepare and save the design.

Once done, you will see a popup that says “Your design has been saved!” .

You can now open Canva in Google Slides by clicking on the View In Google Drive link.

Your internet browser will open to show your Canva slides in PPTX with Google Slides.

3. Export Canva Images To Google Slides

In this method, you don’t have to necessarily create your designs in Canva presentation mode, which usually has an aspect ratio of 4:3, 16:9, or 16:10.

You can start with a default Canva design canvas and open them in Google Slides. Here are the steps:

Once your Canva design is ready, select the Share button on the top right-hand corner.

How to download Canva Files to your Computer or Device

Learn how to download Canva files to your computer or device in just a few steps.

Canva is an easy-to-use online graphic design tool that allows anyone to create beautiful graphics even if you don’t have any design training. Design Bundles offers you a variety of customizable Canva templates for any of your graphic content needs: poster, resume, planner, journal, workbook, social media templates, and many more.

In this tutorial, we’re going to walk you through how to download or export your Design Bundles template to your computer or device after you’ve edited and customized it in Canva. We’re also going to cover what file type Canva can export.

Everything in your purchased Canva templates from Design Bundles can be customized that will best suit your needs. You can add images, change the color of the background or any element, and also change the phrases, text fonts, and sizes if you wish. After you've customized everything in the template to your liking. It's now time to download your design to your computer or device.

Downloading a file with Canva pro account

Step 1: choose what file type to export.

Press the Download button. Choose which type of file you want by clicking on the dropdown arrow. Canva gives you some choices from the dropdown list. You can choose PNG (recommended if you want high-quality image), JPG, PDF Standard, PDF Print, SVG, MP4 video, and GIF. We’re going to select PNG .

Step 2: Download file

You can also adjust the size of your file by dragging the size slider, then click the download button to save your customized Instagram template to your computer or phone.

A notification will appear informing you that you've successfully saved/ exported your design. Click on the Show in Folder button to view your design.

Exporting files with free Canva account when using premium elements 

If you only have a free Canva account, you can only use the free images and graphics in the Canva library which is very limited. When you add premium elements to your design, it will have a “Canva” watermark when you download it which will make your design look so unprofessional. The only way you can download it without a watermark is either you upgrade to Canva Pro or purchase each paid element.

Step 1: Pay and download

To download a design with premium/pro elements, click download and the pay and download button. Take note that you will only pay for a One Design Use license which means you can only use the element/s in your current design. If you want to use it on another design, you need to purchase it again.

Step 2: Choose payment method

Next, you will be asked to select your preferred payment option (either by credit/debit card or PayPal), after selecting the payment option, enter your payment details and click Pay and Download to finish.

You’ll have a shell of a good time celebrating the state’s star crustacean during the annual Maine Lobster Festival, happening July 31 to Aug. 4 at Harbor Park in Rockland.

The festival’s five-day schedule features an arts and crafts show, parade and tasting event.

Other highlights of the Maine Lobster Festival include the International Great Crate Race, during which participants attempt to race across a string of lobster traps in Rockland Harbor. There’s also a seafood cooking contest, road race and plenty of kids’ activities.

Some of the musical acts performing over the five days are Paddy Mills, Rigometrics, Charlie and The Hustle and Julia Gagnon.

Don’t forget about the actual lobsters. You’ll have plenty of chances to eat your fill.

Japan’s fast and early approach to crypto regulation is paying off.

Japan is laying down the regulation groundwork to supercharge adoption path into Web3

Japan was a rare exception when it came to regulating crypto. Following the catastrophic collapse of Mt.Gox in 2014 – a Japan-based company – the government moved fast and early to clamp down on what was seen as an excessively risky industry. It introduced strict rules for operators, putting them under the oversight of the country’s financial regulator.

That decision means that ten years on, Web3 in Japan is evolving quite differently compared to the startup culture that’s characterized the sector in other countries. Instead, we’re seeing a more prevalent trend of large corporations levering their way into Web3 via strategic M&A and investment activities.

To date, banking giant Softbank has been one of the most active players, acquiring a controlling stake in crypto trading platform BITPoint in 2022 and becoming a key investor in a dedicated Web3 venture fund initially set up by Deutsche Bank. However, the latest news , that Sony is gearing up to launch a rebranded crypto exchange called. S.BLOX, as a result of a 2023 acquisition of local platform Whalefin, has created a froth in the crypto community.

I recently spoke to Mai Fujimoto, co-founder of INTMAX, who was fresh from the Japan Blockchain Week Summit which she hosted in early July. She confirmed that, based on the lineup of this year’s event, the corporate move into Web3 is becoming a trend:

“This [Sony] is just one such example. We just hosted many speakers from large corporations [at Japan Blockchain Week], which stood out on the Web3 conference circuit. I believe this is unique to Japan. In the United States, Coinbase and Base Chain have significantly contributed to the penetration of Web3 in the country, so we can expect similar synergies to occur in Japan as well.”

Sota Wanatabe, CEO of Startale Labs and founder of the Astar network, which already partners with Sony on the development of its own blockchain, also sees this as only the start of a developing movement:

“This development signals serious Web3 engagement from major Japanese corporations. Large companies typically need a year or two to implement such initiatives. With Web3 becoming a national policy in Japan in late 2022, we expect significant developments beyond proofs-of-concept to emerge soon.”

He’s referring to a multi-pronged Web3 national strategy initiative launched in 2022 by Prime Minister Kishida Fumio, which has seen tax reforms, the introduction of rules specific to assets such as stablecoins and NFTs, and a relaxing of rules that enables investment funds to hold digital assets as part of their portfolio.

Nevertheless, the strict and extensive rules mean that starting a digital asset offering from the ground up isn’t necessarily an easy undertaking. Daiki Moriyama, Director at gaming-focused blockchain Oasys, believes this could be a key driver of the appetite for M&A. He explains:

“While the proliferation of Web3 increases the potential for industry synergies, establishing a cryptocurrency exchange and obtaining the necessary licenses from scratch requires significant time and financial investment. Therefore, entering the market by acquiring existing cryptocurrency exchanges in a quasi-rescue capacity presents a promising strategy.”

From the perspective of smaller operators, Japan’s strict regulations can make the compliance overheads prohibitive to profitable small business operations, therefore, teaming up with larger players represents a more viable way to sustain a brand, as well as tap into the potential of vast established global audiences.

Oasys’ Daiki Moriana also points out that the entry of players like Sony is also symbolic for the reputation of the industry, having the potential to significantly advance the social perception of a field once regarded with skepticism.

Japan is effectively a case study in how even regulation perceived as relatively strict can still provide that much-needed certainty to established corporations. In this case, it’s proving to be effective groundwork for a strategic path into Web3 via acquisitions and investments, with the potential to supercharge adoption into new audiences and verticals.

Across the world, critical businesses and services including airlines, hospitals, train networks and TV stations, were disrupted on Friday by a global tech outage affecting Microsoft users.

In many countries, flights were grounded, workers could not get access to their systems and, in some cases, customers could not make card payments in stores. While some of the problems were resolved within hours, many businesses, websites and airlines continued to struggle to recover.

What happened?

A series of outages rippled across the globe as information displays, login systems and broadcasting networks went dark.

The problem affecting the majority of services was caused by a flawed update by CrowdStrike , an American cybersecurity firm, whose systems are intended to protect users from hackers. Microsoft said on Friday that it was aware of an issue affecting machines running “CrowdStrike Falcon.”

But Microsoft had also said there was an earlier outage affecting U.S. users of Azure, its cloud service system. Some users may have been affected by both. Even as CrowdStrike sent out a fix, some systems were still affected by midday in the United States as businesses needed to make manual updates to their systems to resolve the issue.

George Kurtz, the president and chief executive of CrowdStrike, said on Friday morning that it could take some time for some systems to recover.

Case Study House #26 was built in San Rafael (near San Francisco) in 1962, on a design by Beverley Thorne.

Intended as the residence of Bethlehem Steel CEO Harrison Fuller, after his death, a TWA pilot/flight attendant couple lived in this home until it was sold in 2015.

The design is based on a simple concept: A shoebox comprised of 8 identical bays, steel-framed and covered with a flat roof. The social spaces are accentuated by a double height space, whose dramatic roof follows the slope of the lot.

Using a steel structure allowed the ultimate indoor/outdoor living experience: All typical exterior walls are fully glazed; also allowing panoramic views over the nearby State Park and golf course.

Landscape designer Garrett Eckbo (EDAW, now Aecom) designed the landscape. Recent renovation and preservation work was conducted by Cord Struckmann, AIA.

Both past and current owners have been taking great care to preserve the home for future generations.

The ARCHITEcT

Beverley (David) Thorne (1924 - 2017) liked the challenge to design houses for hillsides, typically shunned by regular developers. His preferred medium was steel. It allowed him large spans, boldly cantilevered structures, while reducing earthwork and number of foundations to the absolute minimum.

He himself helped welding the steel members for Case Study House, which is his only Case Study House project.

A graduate of UC Berkeley, David Thorne gained early fame for his spectacular 1954 Oakland home for jazz musician Dave Brubeck. Working later under his given name Beverley and out of the limelight of architecture circles, he completed more than 100 homes throughout California and Hawaii, where he spent his last years. He was the last living architect of the Case Study House program.

The PROGRAM

The Case Study House Program ran from 1944 to 1967 and was sponsored by the ‘Arts and Architecture’ magazine. The idea of editor John Entanza, with support from the Eames, Richard Neutra and others, was to show the American public how families can live in modern times: with modern layouts, good connection to the outdoors, with modern amenities like cars electric and appliances, and using industrial materials to allow for efficient, inexpensive construction.

Under the program, about 30 homes were designed; and about 20 were built; with almost all of them in the Los Angeles area. The 1949 Eames House (#8) and the 1960 Stahl House (#22) are the most well-known ones. After construction, each Case Study House was open to the public for tours. For the Case Study House 26’s Open Houses in 1962, helicopters landed on the roof - aka helipad - ; one of the house’s innovative features.

The program represented the optimistic, innovative character of post-war Californian architecture.Only few of the Case Study Houses - with #26 among them - are still in their original condition.

The BUILDERS

Case Study House #26  - as many other houses in the Marin Bay Development - was built by 20th Century Homes. Its founders, Roy Claxton and Hal Weiss, met when working on an Eichler development, where they also lived before they moved out to the Marin Bay / Peacock Gap. They were very interested in advancing construction means and methods as well as developing outstanding homes. For Marin Bay, they partnered with Bethlehem Steel (for CSH#26) and the Plywood Industry for the 'Hanging Garden House' (shown to the left).

In the late 1960s, Roy and Hal developed patented house designs that improved the quality and construction speed by cutting the wood directly at the mill in Idaho, so the framing arrived ready to be installed on site. Many of these truncated A-frame houses can still be found in Northern California.

Remote Thermostat Pre-Heats Vacation House: A Case Study

“By mid-day on Friday I have the car gassed up, everyone’s clothes packed, and food loaded into the cooler,” says Ellen White, a 43-year-old suburban mother of three.  “When the kids get off the school bus they have half an hour to grab a snack and organize their backpacks with homework, iPods and DVDs.  And the minute my husband Jack gets home from work, we are on our way!  We all love skiing and waking up in our own place on Saturday mornings so we can hit the slopes early when the lifts open.”

“Stage Two” of the weekend getaway routine unfolds immediately upon arrival at the cabin each Friday night.  Everyone in the White family works quickly to unpack the car and start warming up the house.  The boys help Dad bring in firewood from the garage as Mom cranks up the thermostat and starts the wood stove.  Although the cabin has an efficient hot water baseboard heating system and the thermostat is set to 50 ◦ F when the house is vacant, it still takes about two hours for the home to reach a comfortable temperature.  While the house is warming, the Whites pile back into the SUV and head downtown to grab a bite to eat.

“Waiting for the house to heat up is a real snag in our routine,” Jack admits.  “By the time we get a table at the restaurant and our meals arrive, the kids are cranky and hungry.  But no one likes eating in a cold house, so we spend the extra time and money to go out for dinner every Friday night.”

When they first bought the cabin, the Whites relied on their caretaker to stop by and turn up the heat on Friday afternoons.  “It was wonderful to open the door to a warm and cozy house after that long drive on a frigid night,” laments Ellen. “But our caretaker charged extra for that service and it got expensive.  And sometimes he was late getting to our house so the place was still cold when we arrived!”

One weekend last winter, the White family braved a six-hour drive through a blizzard to reach the cabin.  Upon arrival, they decided to stay put in the cold house and forgo having dinner out — no one wanted to risk another mile on the slippery roads.  The incident prompted Jack to begin researching options for remotely adjusting the home’s temperature.  “With all of the recent advancements in technology and emphasis on comfort and convenience, I figured that there had to be some kind of device out there that would allow me to raise the temperature in the cabin before we arrived,” Jack explains.

His online research revealed that there are, in fact, a variety of affordable remote thermostat systems on the market.  And since their cabin has a landline phone as well as high-speed Internet access, they could choose between a phone-enabled thermostat or Internet thermostat .  Jack was also pleased to learn that some models are even multi-functional.  In addition to reporting the current temperature in the house and allowing remote adjustment of both heat and A/C, these advanced models can send email or text alerts on emergency conditions such as a break-in, sump pump failure or other type of water leak.

“Originally I was interested in a simple remote control thermostat that I could install myself,” Jack says, “but I learned that there are quite a range of sophisticated do-it-yourself remote thermostats available.  I just ordered a Bayweb Internet Thermostat that lets me raise or lower the temperature using either my computer or my smart phone.”

Ellen loves the convenience of being able to turn up the heat in the cabin using her cell phone to call the remote control thermostat .  “Three hours after we hit the road, we are welcomed by a warm and comfortable living room,” she says with a smile.  “The added bonus is we’ll be saving a lot of money since we won’t have to go out for dinner every Friday night!”

Then there was " Moving the McGillivrays ," a 10-episode HGTV Canada series, which introduced viewers to McGillivray's wife and two young daughters as they "build their dream home together."

How McGillivray got started in real estate

Although Scott McGillivray, host of "Vacation House Rules," has been an HGTV mainstay for some time, his career in real estate and construction goes back much further. In fact, it seems his interest stems back to his childhood, where he watched his father get hands-on around the house. "I've always been into it," he told Remodeling of his early interest in the industry. "Even as a kid, I was into woodworking, carpentry, building furniture just as a hobby."

However, it wasn't until college that his personal interest began to shift toward a potential career. The business major bought his first rental property during his third year of college — with the help of his student loan money — when he was both looking for a new place to live and a potential topic for his thesis project. "I fell in love with real estate renovations," McGillivray explained in an interview with Hoss Magazine . "I became a licensed contractor when I was 26," he said, adding that he owned 25 properties by age 25. "That was like a big milestone for me," he added. 

McGillivray's television career was prompted by a friend's suggestion — and he didn't stop there. Today, he owns his own production company, McGillivray Entertainment Media . McGillivray has surely come a long way since buying that first property in college.

According to her LinkedIn page, Salmoni is the "Owner & Lead Designer" of her own design firm, Debra Lillian Design , which emphasizes "luxurious, approachable designs for everyday living." From the looks of her website, Salmoni prefers minimalistic looks that deliver high impact.

Notably, Salmoni shows off her design on her Instagram page. In an  Instagram post, she shared a beautiful finished bathroom design for one of her clients. She described the design — which featured a luxurious marble shower and a contrasting wood-grain feature wall — as having "many layers, subtle details and custom pieces." We already pointed out that "Vacation House Rules" star Scott McGillivray first started getting his hands dirty while growing up, doing everything from woodworking to building furniture. So, although he's heavy on the real estate investment side of things, he's really a Jack of all trades. He doesn't just hire contractors to do the work — he does a good amount of it himself.

If you've seen "Vacation House Rules," you probably know that McGillivray sometimes likes to incorporate his own DIY projects. For example, on the Season 2 premiere episode of the series, titled "Family Funhouse," he incorporated a 3D wall composed of blocks of wood to add a big impact without making a huge investment. "It's something that's going to grab your attention when you turn the corner, and it's also kind of family-friendly," the real estate influencer shared with Realtor.com . Have you ever wondered what Scott McGillivray was doing before the fame ? Apparently, while "Vacation House Rules" star Scott McGillivray became a real estate investor in his 20s, as noted by Hoss Magazine , that's not all he was doing. Around the same time, he was also in a boy band called Next Element! Yes, back in the day, McGillivray was trying to make it with a boy group , and he even rocked the Justin Timberlake-esque bleached-blond curls!

So it would make sense that McGillivray might try to use his musical talents in other areas of his life. It turns out that McGillivray sings the theme song to "Vacation House Rules"! "During post-production, I started picking up my guitar and I started thinking about some music stuff and came up with the theme song for the show," he said during an interview with DJs Roz and Mocha on radio station KISS 92.5 FM . The DJs then played a clip of the song called "Payday," and we have to admit — he sounds great!

Speaking with Breakfast Television in an interview that's since been removed from the site, McGillivray added another interesting tidbit: He anonymously submitted the theme song to HGTV — and they chose his for the show!

With his years of real estate experience, "Vacation House Rules" star Scott McGillivray enjoys helping his clients renovate their vacation properties and setting them up for financial success. However, McGillivray can even relate to his clients on another level — he actually owns his own property near one of the show's shooting locations: Kawartha Lakes, Ontario, Canada. "It's nice to stay close to where I am doing properties," he said in an interview with The Highlander . "It's a beautiful area. I think it's underestimated. There's a lot of potential here for growth. Some other areas are just saturated and overdone and it's maybe not quite as difficult to get into."

However, the real estate investor, who is one of the richest HGTV stars , doesn't have only one property. McGillivray and his wife and daughters split their time between their main home in Ontario and another home in Fort Myers, Florida, as noted by Good Housekeeping .

We know that Scott McGillivray has a personal appreciation for the Ontario, Canada vacation towns where he and his crew film their hit HGTV show "Vacation House Rules," so it comes as no surprise that he and his team find pleasure in supporting the local communities. If you've seen episodes of "Vacation House Rules," it's clear that host Scott McGillivray and his designer partner, Debra Salmoni, get along really well. Their natural on-air chemistry together is super enjoyable to watch. So, what's their relationship like off camera?

Well, it turns out that McGillivray and Salmoni are close friends both on and off camera. Salmoni shared a photo of the two of them on Instagram with the caption, "Nothing like hanging with your pal, and having a few laughs. Over the last few years, me and this guy [have made] TV together, but more importantly, have become great friends."  Also, in an  Instagram post the following year, Salmoni posed alongside McGillivray and captioned the photo, "Got to hang out with one of my favourite pals today! If you've watched "Vacation House Rules" and wondered how you could get your own vacation property featured on the show — that is, if you're lucky enough to have one — we have all the info for you. Just go to the official website for the show, and fill out the casting registration form .

However, first you should find out if you're eligible to appear on the show. In order to be considered, you must own an Ontario, Canada-based vacation property, and you must have at least $75,000 of your own money to put toward a renovation. In addition, you've got to have some time on your hands: You'll need to be available at least five or six days during the renovation period, which takes up to 10 weeks. Lastly, you need that special HGTV charisma; the production team seeks people who are "fun, outgoing, and super passionate about real estate investing."

The application form also asks for photos of yourself and your partner and/or family, as well as pics of both the inside and outside of the property.

The pandemic's impact on Vacation House Rules

The COVID-19 pandemic of 2020 obviously had a major effect on the entire world. In an interview with The Highlander , Scott McGillivray shared how the pandemic threw the "Vacation House Rules" crew "some curveballs," such as filming outdoors during the winter and sleeping in tents. "Boy, was it cold," he recalled. "As a team it has been hard, working harder to make everything work, and fewer people doing more work."

Always one to keep it real, McGillivray took to Instagram  in October 2020 to share his experience getting a COVID-19 test — noting that the uncomfortable experience made his eyes water. So, if you've had that long Q-tip stuck up your nose, know that even your favorite HGTV stars had to do it, too.

However, despite the constraints of the pandemic, McGillivray has seen firsthand that not only are "people really [refocusing] on what is truly important and meaningful in their lives," but also that the vacation rental industry is back in a big way. "Not only are people vacationing closer to home," he explained to the Toronto Star , "but work-from-home culture has proven that you don't need to be in the city to do your job. More and more people are working remotely from the cottage."

We already shared that the "Vacation House Rules" cast and crew support the local communities where they shoot. In fact, this even includes local designers and manufacturers. While many HGTV shows regularly feature call-outs to Wayfair, "Vacation House Rules" incorporates materials and decor from locally-owned Canadian businesses.

For example, designer Kate Golding noted on her website that the HGTV series featured one of her designs in an episode . "Huge thanks to Scott McGillivray and Debra Salmoni for featuring my Ontario wallpaper in the Malibu Beach House episode of HGTV['s] 'Scott's Vacation House Rules,'" the designer wrote. "I loved the beautiful renovation of this charming cottage!" From a quick look around Golding's website, it's obvious why the team selected one of her designs: the designer has Canadian-themed collections, like her Prince Edward County collection , which shares "the joy she feels in this magical part of Ontario through this collection of designs" featuring Canadian motifs, from animals and nature to architecture and boats.

The same episode features a custom retractable awning from ShadeFX, a manufacturer of outdoor structures and retractable and freestanding canopies and roofs. The manufacturer's website noted that "Scott transforms the [property's outdoor] space by adding a large dining and barbeque area and an outdoor lounge." Framing the space is a pergola enhanced by "the addition of two retractable canopies" from ShadeFX's showroom, which McGillivray demonstrates in the episode. Super cool!

How you can stay in a vacation property featured on Vacation House Rules

If you're like us, you probably watch "Vacation House Rules" and dream of owning your own vacation house rental — or, at least, staying in one of the show's properties.

Well, we spotted one of them available! In Season 1, Episode 6, entitled "Carriage House" (airing on HGTV Canada on May 31, 2020, per IMDb ), Scott McGillivray, designer Debra Salmoni, and the crew renovated a property in Prince Edward, Ontario, Canada, owned by couple Laura and Dale. The final reveal showcased the gorgeous wide-plank hardwood flooring, vibrant paint colors, and black-and-white granite kitchen countertop, which serves as a partial backsplash above the stove — not to mention the bathroom, featuring the same flooring (heated, no less), along with wood cabinets and black and gold accents.

The highly-rated Airbnb listing — which received  54 dazzling reviews — encourages guests to "live like a local and enjoy all the convenience of downtown village life, with no driving necessary, in this leafy setting overlooking the park." Along with outdoor patio, tennis courts, and children's playground, the space is described as a "year round luxury 2 bedroom suite" within an "[1800s] Carriage House fully updated with stylish modern conveniences." Interestingly, we spotted some changes from the show's reveal: namely, newly white paint covering the formerly green walls and the stone surrounding the fireplace.

What's not included? The man behind the renovation: McGillivray, himself. One can only wish.

McGillivray and Salmoni started filming Season 3 before Season 2 ended

We were all super excited when HGTV renewed "Vacation House Rules" for a second season of 13 episodes. While we, of course, wanted a third season, too, fans may have been surprised that the cast and crew started filming it before HGTV officially renewed the show again. From a peek at the social media pages of show stars Scott McGillivray and Debra Salmoni, it looks like filming began in the summer of 2021 — while the second season of the show, whose third season had been confirmed by HGTV Canada, was still airing !

On August 21, 2021, McGillivray shared to Instagram an adorable photo of himself and his wife, Sabrina, with one of their two daughters holding up a microphone while the other appears to capture them on camera. And the photo contained a couple clues about the episode they were filming — like the colorful signs labeled "Beach," "Beach House," and "Sauna" strewn about. But the true reveal was in the caption, which read, "It's a family business! #season3spoileralert."

One  Instagram post from McGillivray's designer partner Salmoni, however, seemed to leave nothing up to the imagination. On August 5, 2021, she posted a photo of herself and her co-star (with water in the background, we might add), writing, "Shooting season 3 with this fella. We have some incredible transformations well underway," along with a hammer emoji.

Season 3 is the 'biggest season' of Vacation House Rules

Season 3 of "Vacation House Rules" premiered Friday, April 15, on HGTV. Scott McGillivray and his design partner, Debra Salmoni, are back for another season of vacation house remodels, which all follow McGillivray's tried-and-true set of rules. So what can viewers expect this time around?

According to McGillivray, this season will be their "biggest" yet – with 12 episodes and remodels – as he shared with Entertainment Tonight Canada . "It's the most episodes we've ever done," he said, "and it's the biggest projects that we've ever taken on during one of the most challenging times, of course." McGillivray is clearly referring to filming this entire season in the midst of the COVID-19 pandemic. "But," he added, "I'm excited because people are getting great ideas, they're being inspired, [getting] real solutions to being able to acquire dream vacation properties and a way to afford it as well."

Fans of "Vacation House Rules" are in for a treat. Not only has Season 3 of the HGTV summertime series arrived, but along with the new season comes star Scott McGillivray's own vacation house remodel! Yes, the host is renovating his own vacation property — along with his family, including wife Sabrina and daughters Myah and Layla — in a separate four-part HGTV special this season called " Scott's Own Vacation House ."

In an interview with Entertainment Tonight Canada , McGillivray divulged more details about the project, including how it came about. And, as it turns out, it was not at all intentional. "This is a bit of a happy accident to be honest," he revealed. While filming the third season, he discovered a property, which was described as "a huge project that someone could really take advantage of." The project was so massive, in fact, that, according to McGillivray, it was obvious why no one had taken on the challenge. So, he decided to take it on himself, saying with a chuckle, "Well, I like taking on big and difficult things."

What's it like for McGillivray having his daughters involved? "Getting my kids involved was important to me," he said. "They're at that age when they ask a million questions. And they're interested, so I want to nurture that interest in what I do." Who knows? Maybe they'll even have their own show one day!

Unexpected opportunities

John came to 30A initially to escape winters in Arkansas. But the Emerald Coast had more to offer him than he’d anticipated.

“When my first house did pretty well as a rental, I wanted a bigger space to have the whole family stay with us,” John explains. “I had intended to sell the home Vacasa manages, but in the process of working on it and staying down there, I actually found that I liked that end of the beach better. There wasn’t so much hustle and bustle.”

“That’s how we ended up down here—we didn't intend to be in the resort market,” he continues. “We're in the residential and commercial real estate business. But somehow, we've now got five properties—and they're all upper-end rentals.”

John fell in love with The Sandbox because it captured everything he believed a beach house should be.

“You’re going to the beach because you love the beach. The house is simple, but it’s designed to be a great beach house: You can see the ocean from every single room in that house. In the living area, you're just enveloped by the beach—you're right there,” he says.

“It’s also at the less populated end of 30A. This home has a private beach, too. That's why I like it,” he continues. “I go to the beach to be cleansed by the sound of the ocean, the view of the ocean. I enjoy the privacy.”

A balancing act

And if John was going to redo a beach house to rent and enjoy himself, he needed someone to get it looking beautiful and running smoothly. Enter Tanya.

“I have done the interior design from start to finish on his other properties. This was a single home and a complete renovation. And I was involved in everything, from the fixtures to the paint,” says Tanya. “What I've found with the other rentals is that if you make it unique, it becomes your guest's vacation home and they’ll return year after year. We try to keep a look that's timeless and that people love to come back to.”

But with multiple properties already on her plate, John and Tanya decided a new approach was warranted in managing this luxury home: Vacasa. And they quickly found success.

“We started managing with Vacasa on Memorial Day and we booked the whole summer in a week,” John tells us.

Accustomed to managing themselves, Tanya and John understand the commitment and attention to detail a successful vacation rental requires.

“I assign a couple of people to look after the other houses, but otherwise I'm not the least bit interested in doing it,” John says. “Vacasa means that there’s less for us to deal with—overall, it's been a very positive experience.”

They attribute the ease of owning the 30A beach house largely to Vacasa’s local management team and their dedicated property manager, Autumn.

“Autumn is a hammer,” John says, playfully. “She gets things done. We really like her and can tell she likes her job.”

“I don't know how many times a week I talk to Autumn, but she's great. She lets me know every little thing that happens,” adds Tanya. “She's not an alarmist. She has a can-do attitude and asks me how I’d like things handled, and is great at suggesting solutions. It's just like anything else: You have to find the right fit, the right person. I feel very comfortable with her and Vacasa there.”

Tanya and John can trust Autumn to do things as they would if they were able to be in 30A every day.

“I love that Autumn goes in after the cleaners and does an inspection,” says Tanya. “She’ll be on the lookout for things like missing items and furniture that needs to be cleaned, and then she’ll help me resolve those issues. I appreciate that so much—it’s what I personally do at my other properties.”

It takes a team

But Tanya and John have not only been impressed by Autumn—their whole Vacasa team focuses on the details that set truly great vacation homes apart.

“I like the policies Vacasa has in place—they know what they're doing,” Tanya begins.

“Vacasa schedules the same housekeeping team to clean my house, every time. I can trust that, because they know what to look for—they know the quirks. And I know that's not true with some of the other rental companies,” Tanya continues.

“It's very hard to manage a property long distance,” she says. “And even though I get down there as often as I can, I have to depend on my people to send photographs, tell me what's wrong, and anticipate my needs. It's all about having a good team—and I value our relationship with Vacasa.”

A strong working relationship from two states away is the product of above-and-beyond communication. Autumn has proven to John and Tanya that their home is in good hands—and that she has their best interests at heart.

“Vacasa’s team asks detailed questions. Rather than assuming ‘I'm just going to do it this way and that’s that,’ it’s the Vacasa way to call you and say, ‘Hey, what do you think we ought to do about this detail? Do you want my people to take care of it? I can bring a contractor over,’” John says.

“Whatever the situation may be, there’s just free-flowing communication and a fantastic response time with Vacasa. I mean, really—if I call Autumn right now, she's going to call me back in five minutes. So that's huge,” he tells us.

Tanya has been impressed with the partnership she and Autumn have been able to build, too.

“Autumn’s on my speed dial and I think I'm on hers—we email frequently, too,” Tanya says. “Even on her day off I have another number for someone to talk to in the office. I try to be very respectful and not call Autumn on her weekends, but she's even reached out to me sometimes and told me things I might want to know.”

“They send pictures and tell me what needs to be done and I can replace whatever we need,” Tanya adds. “I love that communication—and I think she has a good sense of style too. She knows ‘Tanya's not going to like where that is. I'm going to move it.’”

And when John comes to enjoy his beach house, Autumn will make him feel welcome when he arrives.

“Autumn called me this week and asked me what kind of wine Mr. C. likes. She went over and made it really nice for him,” Tanya says.

Thanks to Vacasa’s hands-on, local care, it’s easy to see that John and Tanya’s new approach to managing The Sandbox has been a success.

“If you don't have the time or the staff, you're much better suited to let somebody manage it,” John advises. “Of the management companies that I've had any experience with, I think Vacasa is as good a service as I know of.”

Before joining the vacation rental industry, Sergio Castaneda was working full-time for a job that paid well but lacked the excitement that he was craving. Instead of playing it safe and listening to those telling him he was crazy for wanting to change careers, he decided to follow his gut feeling and change his life for the better.

Sergio’s ability to adapt and remain curious during challenging times is what has led his business to success. Instead of only focusing on his usual target audience and sticking to what he knew, Sergio decided to work towards attracting new guest types and cater to their needs. Whereas his properties were often rented out for events before the pandemic, he now opens his doors to families looking for a long-term escape.

“We have increased flexibility as it’s more common to receive inquiries from different types of travelers; those wanting a few nights away from their home, those still traveling for work and those looking for a long-term stay. We adapted to the market and now are making more than ever before!”

“Listing on other channels has helped get our name out there – as well as word of mouth after providing top hospitality. If you provide an amazing service, the business will come naturally.”

Full interview of Harold Lubberdink, CEO of Happy Holiday Homes

Vanessa: Please tell us about you and Happy Holiday Homes, please can you tell me a little bit about—in fact let’s start with you. Who are you—what were you doing just before Happy Rentals and what is your position now at Happy Rentals?

Harold:  I left Holland some 30 years ago and went to live in Italy, I studied for Technical Business Administration.  So, I went to work in chemicals, something completely different. Lived in Milan 12 years, working in chemicals. After Milan left to England three years, lived in Belgium three years and then thought we had to take our life back in hand because otherwise the expat life would take over.

We have a seaside family house in Italy and I started to rent it out six years ago before we came back to Italy. I found out it that it rented like crazy. But, the property management part of it was very difficult so I thought to myself, property management is something that actually many people must struggle with. Owners with a second home don’t want to go there for a weekend because going a weekend means working for a weekend or going there for a week even means working for a week.

I started to think about opening a company to property manage houses actually for owners. Just owners who could afford a second house and needing someone to take care of it. In England property management existed but in Italy in 2006 it didn’t. 

By pure chance, we started in Lake Como, when Clooney came to live there. We call it the “ Clooney effect ” as it started a big wave of investments. People actually buying homes—the villas, apartments, to make them their second homes. They invested in it big time so now abandoned forgotten place became really beautiful again. 2007 we started the company, we started property managing actually in Lake Como and our rental company Happy Holiday Homes is headquartered in Lugano.

We also started to be quite good in real estate sales because with rentals ultimately sales comes in the picture with owners wanting to re-sell or actually wanting to buy another one because it goes very well. Or guests coming in and wanting to buy a house because you manage it properly and they enjoy it. We also did the refurbishing for owners because it can be a real nightmare to refurbish at a distance. And lastly we also launched an experience program for guests.

So that was our start in Lake Como and then we extended the business to Lugano city and originally I thought—that would never work because it’s not a touristy area. But actually it’s a mix of tourism and business: summer time holidays and in the winter time and off season there’s actually more people coming for business or for hospital, schools, American schools, there’s all kinds of stuff going on here, conferences as well. It’s actually a very good city for us.

BUILDING TECH & OPENING OFFICES

Then we thought about enlarging to new areas and started building our own property management system because in 2007 there was nothing on the shelf to buy. Our lead programmer has been 12 years with us developing our system, and he manages a team of 4.

To scale to different regions we started thinking about the franchise model but we felt we needed to open our own offices to be able to see what’s good for franchisees and what’s not good franchisees? We opened 10 offices ourselves in 2017, actually property management offices in different areas.

In 2017 we also opened a back office in India. We have our own office in India, our own company in India with about 5 people working for the automation, software programmers there, for payments as well. There’s a lot of as you know, back and forth with the payments. People pay us, we have to pay owners and we have to pay also the data entry people because not everything is programmable yet. Whatever’s not programmable, we have actually people putting it in their entry systems. 

We opened various locations in Italy and around Lake Maggiore in Switzerland and Chamonix in France. It turned out to be the best opening actually, Chamonix is a very interesting location because it has two seasons. Actually summer is more busy than the winter time so that’s Chamonix.

We open offices with 2 people and they gather good homes and put them in our system. We also have a photographer working for us to take good photos.

FINDING MARKETS WITH A SCARCITY OF PROPERTY MANAGERS

Vanessa: How do you research the locations in which to open offices?

Harold: Unfortunately or fortunately we did not do much research, it actually was more gut feeling on where to open, that’s the fact. We knew Lake Como was working very well. We knew Lugano was working very well. We had actually a franchisee since a long time in Livigno. We had a feeling of okay, wherever we work we are actually able to get traction, to get owners in.

The strange thing in Italy is that actually there is still not much available in terms of property management in the touristic areas. Because people are keen to sell and manage condominium but managing inside the house and do the property management and the rentals on a professional level, it’s very rare. Some owners of course as you know go to Airbnb and do it themselves and we also find some real estate agents who do the seasonal rental that we find.

LEGISLATIONS A REAL BOTTLE NECK WITHOUT AUTOMATION IN PLACE

We find some couples here and there who actually have maybe 10 houses, and then they start to manage their neighbor’s house as well. They end up with approximately 20 houses and then they get overwhelmed by legislations. There’s more and more legislations now. For example, in Italy you have to actually register your house for rentals, you also have to pay tourist tax for all your guests which seems to be very simple thing but hard to organise.

Every guest coming in you have to declare to the police office at 12 o’clock the next day. That’s something which is easy if you have automate it but it’s very hard work if you don’t automate it. And if you just don’t do it, you take a big risk. Of course you have to hire cleaners or a cleaning company, you have to hire bed linen, you have to hire the warehouse, you have to actually start get organized.

If you have 20 homes, you go completely crazy , when the season starts it’s like maybe 20 hours’ work a day. There are people always buying but we don’t find organizations who do our job. Except of course in Chamonix, where property management is existing because the Brits have been going there forever.

But also there there were not many big property management companies. The biggest one has about 80 homes which is quite surprising. There’s many small and also very many who don’t want to do our job. They actually do it because they want to sell homes and to sell a home, you also have to offer our services – property management and rental. Otherwise people don’t want to buy the house because you can imagine British people don’t buy a house if there’s no property management and the rentals in place because it’s not the second home, it’s the fifth or sixth or seventh home they have. So they don’t want trouble with it.

Vanessa: So you have an offering for the real estate agents as well, you partner with them?

Harold: We try to partner with real estate agents. It’s not always very easy because they are normally very jealous about the owners although they don’t do our job they still are jealous about it. We took off quite a good package of owners from two real estate agents that actually didn’t want our job. They were doing it in a very unprofessional way by all means. They are very nice people but that they had the guests from before cleaning for the next one.

In Chamonix, two and a half years down the line, we have 240 homes right now which are running really well and have long seasons. For us Chamonix is a really good area.

Vanessa: Nice one. How many properties do you have in total now that you manage?

Harold: We have about 1500 properties right now.

HOW TO OPEN A VACATION RENTAL PROPERTY MANAGEMENT FRANCHISE

Vanessa: You mentioned franchise, this is a big word at the moment in the industry… Many people are saying this is one of the way to grow and we are going to see more and more of it. I have met a property manager who has done franchise in the past and he wasn’t successful at it. So I was hoping that you’re going to tell me a different story and that you are actually successful with franchising. How many franchises do you have today?

Harold: I started to think about franchise about five to six years ago…. To be able to franchise, you have to have a really good model. If you walk into a McDonald’s which is franchised or an owned McDonald’s you should not notice the difference. So the first three or four franchisees we had, they did the wrong thing.

They just did whatever they wanted. One was selling homes, the other one has a ski school. If you don’t define it properly, it just won’t work. You have to really define it properly. For us it was actually important to do our own offices to see how it works, to make copy and paste models. 

Now we are we able to do that. We’re starting three new ones at the moment. One in Alba, a little old village in the Piedmont area. It’s not a very touristy area but an upcoming market. We are opening two in Spain as well. It is a very nice way forward, in my opinion it’s a dream for the property manager because someone else brings you the guests.  You can focus on your units, on your area and not get involved in the bookings, in the payments, in the marketing and all the systems.

We offer this to people who actually have maybe 20 homes and are going crazy. Now they are able to go on holiday and lead a normal life. The whole business doesn’t collapse because they’re not there… they now have a company behind them. 

Their jobs is to get the homes, organise them and clean them and make sure they’re in good order for the next guests. At the end, if you automate that load, it’s a pretty easy job.

Vanessa: I imagine your franchises have a quota on how many homes they need to bring? Is there a target? 

Harold: That’s right. We’re looking for good franchise partners. People who are interested in doing a real good job in property management, get many homes on board and really be very local so that we can do all the rest for them. We tend to have a 200 – 250 – 300 homes per office. That’s our target. But, it depends of course where you are.

Vanessa: You go and visit them a lot? or do you hold their hands for a number of months and then you leave them to it? How does it work? 

Harold: We actually have a system with the franchisees where they also help us in training others. There’s a rotation between them. An obligatory rotation between them so they have to visit—two weeks a year they have to visit our offices and two weeks a year they have to accept also other people as an exchange. We now have a concept manager. This concept manager actually makes sure everything in the concept works the same in every office.

So, there is a bit of MacDonald’s as I said before. You shouldn’t notice the difference if you are in our office or in the franchise office. And if you are in our office in Chamonix or our office in Allasio, there should actually be same concept, and same way of working and the same welcome back, and so on. And that is very important to me.

A TECH OFFICE IN INDIA & A HIGHLY COMPLEX EXTRANET

Vanessa: Let’s talk about technology. You said you build your PMS since 2007, do you have 5 programmers in-house in Lugano or is your tech team completely based in India?

Harold: Our original programmer is a partner and a great guy. He’s actually based remote in Malaga. And in India, we have four people working with him. The manager of our India office is is hiring the right people and getting them motivated.

Vanessa: The PMS you said you build yourself because at the time, in 2007, there was nothing around. So, tell me about maybe a few features that you are very proud of that helps you run your property management company. 

Harold: I’m most proud of how accessible our platform is. We have our employees that need to use it, agents, guests and our owners too , to see their bookings and make payments.

They are able to click on “ pay me now ” which is a very little nice button they love to click : ) We only allow them every second month to actually click on it otherwise my financials would be ticking twice a day I guess : )

In the owner portal they can book their own house, they can change their own bookings again, they can ask if they want bed linens or not, and they can ask many questions within the system. We have little contact with the owners because of the system.

We have agents using the system too and book houses directly online without talking to the booking team. We have booking team as well having their own access.

There are a lot of features about all the financial parts as well. As you know when bookings come in, it has to be divided between booking fees, cleaning fees, bed linen… it has to go to the local offices, it has to go to the owner, and lots of things happening there. So we’ve built in a whole financial system into our system as well. 

It is a very complete system actually. We’re still developing because things always change and because we want to improve it.

Guests use the system to get directions and when they do that they have to put in their personal data which then goes automatically to the police office.

In Italy since two years ago we actually have to pay taxes on behalf of owners. So, your owner gets an income of let’s say 10,000 Euros a year we have to pay about 2,100 Euros of that to the tax offices. So new legislations like these are actually a nightmare one side, because you think “ oh, shoot! Not again something new! ”. But on the other hand it helps us because the more legislations we have to adapt to, the more of an advantage we have over the others who actually don’t have the automation. And without automation you really can’t do it.

OCCUPANCY RULES. WHERE THE BOOKING COMES FROM IS IRRELEVANT.

Vanessa: So, it gives you a competitive advantage having built your own tech, correct?

Harold : Yes.

Vanessa: What have you not built? One thing I imagine, distribution. Do you connect to the big OTAs directly? 

Harold: In deed we connect to the big ones, to all of them actually. We connect automatically, calendar is updated automatically, prices are updated automatically, but not always texts and features of the homes. When not, we do it manually via India.

There’s more and more parties out there, big ones, the big four, the big five, they take the biggest part of the market. But it’s also very interesting to be with the niche ones certainly, and it is also interesting to have smaller local agents to book with us. We have some really good agents who book with us and why not enlarge that circle? So, to get visibility for us is important, we don’t really care where the booking comes from, we just want the houses to be full and booked. 

Price optimization is also very important now, we have our own yield management system. Prices have to be variable and we change the prices every day now. We have different discount schemes that allow us to fill the houses because occupancy is the most important thing. It doesn’t matter to me where the booking comes from, that’s completely irrelevant.

Case study: rural retreat by rehkamp larson architects.

Residential Design

Minnesota has a strong cabin culture, and Rehkamp Larson Architects has designed more than its share of this building type over the years.   The Minneapolis-based practice ranges freely among city, suburban, and rural, including weekend retreats on the spectrum between simple and bespoke. With Wisconsin just to the east, farmhouses are part of the regional vernacular too, and this rural retreat is a blend of those two typologies.

The 90-acre site lies three and a half hours from Minneapolis in the Driftless Area of Wisconsin, so-called because it was never covered with ice from drifting glaciers, leaving intact rolling hills with microclimates that are ideal for organic farming. “It could never be completely filled with corn because of the rivers and woods, but there are hillsides that face just the right way for crops,” says Mark Larson, AIA. An old barn still stands on the property, but the original house had withered away.

In many ways, the building area was ideal. On a hilltop with long views, the land has good drainage, and as an established farmstead, the old house had been well sited, as they often are. Positioning the new building roughly on the spot of the old one meant that the existing driveway and utility lines could be used and no mature trees were in the way.

Indeed, an ethic of frugality infused the design, and vernacular architecture lent itself handily to this approach with its standard framing spans, durable materials, and simple roof forms that shed water. With its front facing south, the structure’s massing evokes a farmstead’s multiple buildings, such as the granary, chicken coop, or pole barn. A glazed entryway/mudroom links the living spaces on the west with the garage on the east. “A mudroom at the front door isn’t what you’d do in the city,” Mark says. “But the front door is right by the garage, so there’s a place for jackets and boots. The small covered front porch gives formality to it, but the space is absolutely a connection between the garage and main part of the house, and the front and back.”

The two-story central section—kitchen and dining room below, two bedrooms, a bath, office, and laundry above—has a gable roof, while the two-story east volume—garage with owners’ suite above—has a mono-pitch roof that gives the composition a fresh, mod ern feeling while also suggesting a shed.

Balancing those two rooflines, a perpendicular lower gable encloses a slightly vaulted living room and covered porch. “The porch deck extends past the roof, so the house gets more open as it moves to the west,” Mark says. On the north, a breezeway behind the entry corridor connects a workshop at the back of the garage with a screened porch behind the dining room. “Breaking up the massing allows opportunities for nooks and crannies, daylight and views between the space,” says Mark.

Material Rhythm

Timber sets an appropriately rural tone, but here it is hardly a cabin cliché. The beefy exterior siding—a “find” by the owner—was salvaged from interstate sound barriers in Chicago. An inch and a half thick and heavily weathered, it establishes an aesthetic rhythm. “It needs no treatment and is so thick you notice it’s different from regular siding,” Mark says. “It only came in certain lengths, and the building was too tall to run all vertical board, so the joints are both vertical and horizontal. They ended up becoming part of the rhythm in a modern way. It’s not tongue-in-groove, so the small screws are exposed; the assembly is part of the detail.”

This super-thick siding was painstakingly prepped by hand in builder Justin Halverson’s shop.   “There were fasteners in it, screws that had broken off,” he says. “We took wire mesh wheel grinders and polished it. That drew some of the decay and dirt out of it, gave it some depth, and made the wood grain more visible.” The boards were pre-drilled and fastened with 6-inch torque screws, with the heads painted black. “I’m pretty sure the house is bulletproof,” Justin says. “It’s the hardest stuff we’ve ever worked with, but the end result was worth it.”

Against this rhythm, windows are set in singles or ganged up to create corner cutaways that provide multidirectional views. Corten steel around the base of the house keeps the envelope’s 2-inch-thick insulation panels from showing along the foundation. In addition to bringing a modern vibe, “the Corten steel needs no maintenance, didn’t need to be tuck-pointed, and brings a rich red color to the architecture,” Mark says. Metal-and-glass garage doors allow light to reach the back of the garage, where the outdoorsy owners keep their bikes and cross-country ski equipment.

Reclaimed materials were used liberally inside too, including southern yellow pine flooring and Doug fir ceilings, cabinetry, and trim. In the kitchen, a blue-painted island and stone and stainless steel countertops are cool counterpoints to the wood, and floating shelves make it easy for guests to find a drinking glass.

The exterior’s ipe reappears in the entryway and continues up the stairwell wall, where the husband’s much-loved road bike hangs like a piece of art. “The entryway has the feeling of a link that connects the house to the garage form, as though you’ve left one building and are passing through to another,” Mark says. The vertically installed ipe wall boards and open-riser steel staircase also create a vertical link, giving the entryway the illusion of being two stories tall. “The vertical ipe draws your eye down to the main level,” and vice versa, Mark says.

Vacation homes often pay homage to the more relaxed and rewarding side of family life, and that’s true here as well. In addition to the bike’s position on the stairwell wall, there are other gestures to the owners’ favorite downtime activities. The pantry—an open extension of the kitchen—facilitates their love of cooking with local farm fare; the architects included shelves for books and nooks in which to read them, and built-in firewood storage for the living room’s wood-burning stove. Frequent entertainers, they also have a basement guest room and TV room, and plenty of yard space for tents.

Like all good buildings, this rural retreat is a considered response to time, place, daily life, and budget. “It is a good expression of a balance between the scope and detailing and budget, trying to be smart about doing a frugal house that has an authentic beauty,” Mark says. “That was one of the most interesting parts of the house: it feels like it belongs to the place, and many of its materials will look better with age.”

When we were in LA last year we toured two houses that had long been on our wish list: the Eames House (Case Study House #8, 1949) and the Stahl House (Case Study House #22, 1960). Both houses far exceeded our expectations and reminded us what lengths owners often have to go through to get significant architecture built.

The first thing that stood out about the Eames House was its extraordinary site on a pristine 1.4 acre wooded bluff overlooking the Pacific Ocean near Malibu. What?! We wracked our brains but couldn’t recall ever seeing the ocean in any picture of the Eames House. But there it was...and it was glorious. We had to laugh because we imagined that the house would be on, as Connie said, "a junky piece of land,” in keeping with the Case Study House Program’s mission to build inexpensive and efficient modern post-WWII model homes. Nope. The Eames Foundation did remind us, however, that when John Entenza purchased the land and began championing the Case Study House Program as part of Arts & Architecture Magazine there was literally nothing else around. No one wanted to live there because it was miles from LA. They were pioneers.

The second thing we noted about the Eames House was how gracious, lived-in, and comfortable the house was. We paid extra for an interior tour and it was well worth it. Did you know that nothing has been moved since Ray died in 1988? It was her wish to “freeze the house in time” and it’s extremely moving. You can still see half burnt candles, coats hanging in the closet, books stacked, pillows strewn about and the souvenirs collected from their travels thoughtfully arranged throughout the house. We were touched. The Eames House is the opposite of cold, sleek modernism.

Buck and Carlotta Stahl were also pioneers. Far from wealthy, they purchased a small lot for $13,500 (largely considered to be “unbuildable”) high above Sunset Boulevard in the Hollywood Hills. The Stahl’s envisioned a house with “breath-taking open views,” and started the arduous task of salvaging broken concrete from nearby construction sites to grade and help build-up the site. They reached out to John Entenza and the Case Study House Program, to find Pierre Koening , a like-minded architect-engineer who was not afraid to think out-of-the-box to use cantilevers and inexpensive off-the-shelf glass windows and sliding doors. 

The resulting resulting product was immortalized by Julius Shulman . Every view, everywhere you look, every picture is stunning. The city takes your breath away. Truly, it’s the most aspirational house we have ever been in. Something about the expansive views makes you think, “I can do anything I dream of.”

But it’s obvious the Stahl’s were stressed. The project was incredibly stressful. Not only did they painstakingly build up the site, but their modest construction budget of $37,500 had cost overruns and the roof leaked. The house was also very small and the children shared one of the two bedrooms. In the end, they had a falling out with Pierre Koening, who walked away from the project without his entire fee. 

Great architecture isn’t easy. It’s often arduous.

Bruno Taut's Home + PlansMatter

One of the newest properties in our portfolio is Bruno Taut’s Home in Berlin.  It has been an absolute pleasure working with Ben Buschfeld and Katrin Lesser, the owners of Taut’s Home. Our mission to find vacation rentals that are well designed, authentic, have architectural intention and a story to tell dovetails perfectly with Katrin and Ben’s conservation ideals.

Katrin , a garden and landscape architect, frequently acts as garden monument expert for the German Federal Authority of Monument Affairs and also wrote the scientific expertise for all green and public spaces around Taut’s Horseshoe Estate. Besides that, she is the great-granddaughter of Ludwig Lesser, Berlin’s first self-employed garden garden architect who (among other projects) also joined forces with Bruno Taut and designed the "Gartenstadt Falkenberg”.   Ben , a graphic designer specializing in cultural and contemporary history, is responsible for developing the content of the Horseshoe Estate’s museum.  He is one of the most active facilitators in the promotion of the UNESCO-World heritage "Berlin Modernism Housing Estates," acts as a member of the Deutsche Werkbund Berlin and published a book about Bruno Taut's Horseshoe Estate.  

Their commitment to preserving local heritage properties is at a museum quality level.  Taut’s Home really is a museum, but with “a groundbreaking new concept reflecting that architecture and design needs to be used.”  We couldn’t agree more!  They believe that “you can’t really evaluate a piece of design just by looking at it” and have restored Taut’s Home not just to be looked at, but lived in.  From the careful examination and documentation of Taut’s original interior paints (after all, his legendary love of color is a key feature of his architectural legacy), to the hand-picked original furnishings and made-to-measure reproductions, to recasting the magnesite kitchen flooring in keeping with traditional methods - everything is of the highest standard.  Just how we like it.

Charlevoix Yacht Club, Inc.

The Charlevoix Yacht Club offers a variety of membership levels and age brackets designed to make the club accessible and affordable to members of all ages. Membership runs for a calendar year January-December.  Some memberships and brackets require a one-time initiation fee and all are based on an annual dues payment.

Crew Limited Memberships: 

Those 18 years of age and older, who crew on a racing sailboat with an existing full member, may be sponsored for a Crew Limited membership.  It provides accessibility to the clubhouse on Wednesday and Thursday race evenings, Sunday afternoons, and other sailing events only.  Crew Limited members over the age of 21 may purchase beverages at the bar and all will receive most emails.  The membership covers one person only and there are no voting rights and no reciprocity with other yacht clubs.  There are two age brackets, 18-20 years old, and age 21+.

Full Memberships:

A full membership is required for a skipper or captain and their spouse, or couples, and family members who would like to be able to attend all club functions, and for those who would like to engage in racing activities by sailing their own boat.  Full members may race their boats, can vote in the annual elections, and have reciprocity.  If in good standing for two years, they are entitled to run for a Director position on the Board, to reserve and rent our clubhouse for personal functions, and to sponsor new memberships.

There are three levels of full membership open to new members -- the Associate, Club, or Sustaining levels.

Associate memberships are for those ages 18-20 who want to join and will register to race their own sailboats.

Club-level memberships are for adult individuals or couples aged 21 or older.  A Club-level membership involves a commitment each year to volunteer the members’ time and personal efforts to support various club functions, operations and maintenance, committees, officers, club projects, regattas and extra programs, and/or food hosting for evening or party events.  New members should be guided by their Sponsors to find volunteer opportunities that are fulfilling and encourage their satisfaction, renewals, continuing participation, and longevity.  During the first full year and thereafter, volunteering is expected of all Club-level members.

Sustaining-level memberships are for adult individuals or couples aged 21 or older who are unable to volunteer consistently or who wish to make a greater financial commitment to the Charlevoix Yacht Club.  Sustaining-level memberships are greatly appreciated for the additional financial support they provide, which enables the Club to continue to offer many great services and programs.  Volunteering is optional at the Sustaining level.

Moorage fees are charged as the sum of Base Rate per slip or boathouse space ($105.65) plus the square footage occupied @ $.1459 per square foot*. Typically, the total cost for moorage space varies from $180 for a small sailboat to $400 for a very large boathouse.  *Fees for open moorage single slips on concrete rows are 11% higher ($117.27 + $.1622/sf).

A $16.00 electric base fee is charged for all PYC moorage slip assignments.   Electric meters owned by PYC members will be billed for electricity use at the rate of 9 cents per kilowatt used.   City water is included with your moorage fees.

All Boat Owning, Non-Mooring Boat Owning, Senior Boat Owning, and Intermediate Boat Owning, are subject to the monthly $20 Outstation Fee.  This fee is used for maintenance of the Outstation throughout the year. *Does not apply for Surviving spouse, Junior, Non-Resident, Associate, or Senior Associate members.

Current minimum per calendar quarter minimum for food and beverage expenditures is $75. All cruising and in-house charges for food and beverage apply to this minimum. Ship’s Store purchases do not count towards the minimum. Only the unspent portion will be billed at the end of each calendar quarter.  Senior Boat Owning and Senior Associate are required to spend 50% of the standard food and beverage fee. *Does not apply for surviving spouse, junior, or non-residents.

Florida Yacht Club

The Florida Yacht Club is a relatively exclusive club that features amazing amenities like fine dining and an array of aquatic activities.

You can play tennis, enjoy a spa treatment or massage, or get in a rousing game of croquet from the shore. They also host events and permit you to extend your privileges to other locations scattered around the Florida coast.

Atlanta Yacht Club

The Atlanta Yacht Club is primarily geared toward sailors who are interested in racing. They have a fleet of more than thirty different boats that are designed to help you further your knowledge of sailing.

If you still have a lot to learn, you can even take classes at this location. Prospective members must be sponsored and co-sponsored by two club members for entrance.

Scottish Swimming: Swimmer Membership

Every swimmer must be registered with Scottish Swimming (often referred to as Scottish Amateur Swimming Association or SASA).  This must be done when the swimmer joins the club, and before they take part in any training sessions for Liability Insurance purposes.  If a swimmer fails to take out membership, they are not able to swim with Blairgowrie Dolphins ASC .

Membership fees are set by Scottish Swimming and are usually paid annually before 1 st April.   For 2024 the membership fee is for swimmers is £48.

Boat Park Fees.

All tenders must display a current, valid membership sticker, obtained from the Secretary or from behind the bar, upon proof of current membership.   

Tenders with stickers may be stored strictly on members' boats.  Any and all tenders not on the relevant members' boat may be removed.  All tenders stored by the wall adjacent to the slipway must be removed to allow storage of winter racing dinghies.  New tie downs will be installed as where they are needed.

The boat park fees for yachts and motorboats or day boats for winter 2023/4 (to April 2024) for all winter storage will be transferring to a rate per area.  All boats will have a calculation of length x beam to create an area.  

2023/24 winter boat storage will be charged at £9.45 per sq metre .

2024 Ritchie Regatta NOTICE OF RACE/SAILING  INSTRUCTIONS

1.      RULES

The regatta will be governed by the rules as defined in most current  The Racing Rules of Sailing 2021-2024 , US Sailing Prescriptions, and applicable class rules, with the exception that non-class practice sails are permissible provided they meet class measurements. 

Interpretation of Rule 2 In the interest of congenial sailing CRYC will interpret the principles of sportsmanship and fair play to include the use of language during races. Threats and verbal abuse are considered unacceptable behavior and are considered grounds for a protest under RRS Rule 2.  Other issues which might be considered misconduct may also be used as the basis for a Rule 2 protest.  See RRS Submission 272-15.  

2.      ELIGIBILITY AND ENTRY       2.1  Series

The series is open to members of Cooper River Yacht Club.  The series is open to the following classes:  Laser/ILCA, Sunfish, GP-14, Flying Scot the Rear Commodore may approve other classes.  

3 .      FEES and OBLIGATIONS

3.1 Series There are no fees for club member sailing in events associated with the CRYC Fleet Championships.

4.     REGISTRATION

4.1 Series All competitors must register in advance of their first club racing event .  Community Sailing  skippers shall also  verify their sail numbe r with the Race Committee each weekend.  Boats failing to register will not receive a series score.

Prior to racing if necessary skippers shall check in with the race committee and shall make necessary changes to class of boat and sail number prior to the start of the first race, each race day.

5.      FLEET START ELIGIBILITY

 Any eligible one-design fleets with two or more boats in the starting area at the posted start time shall be eligible to have a start.

6.      SCHEDULE

Racing days and start times are as follows:   Sunday, September 1, 1 PM; Monday September 2, 11 AM.

7.    THE COURSES

All marks are to be taken to port. The race committee will announce the course prior to the first start.  

8.      SCORING Scoring for fleets will follow US Sailing RRS Appendix A.  Six races are planned.   One drop if six races are completed. Otherwise, all races count.  One race minimum for regatta awards and scoring for fleet championships. 

9.      AWARDS

Awards will be presented for each fleet.

  

10.    DISCLAIMER OF LIABILITY

Competitors participate in the regatta entirely at their own risk. The organizing authority, shall not accept any liability for property damage or personal injury or death sustained in conjunction with, prior to, during, and/or after the racing.

11.    SAILING INSTRUCTIONS

Changes to this NOR or specific Sailing Instructions may be posted on the official bulletin board one hour prior to the start of the days racing where they take effect, or earlier via club email/webpage.
